Columbia Hills Apartments will be one of the first new housing developments under the County's award-winning Columbia Pike Neighborhoods Plan. It will consist of two new adjoining 8-story buildings, which will include 229 affordable homes and significantly contribute to the Plan's goal of preserving 6,200 affordable homes on Columbia Pike.
Ten units are designated for permanent supportive housing; 13 are Type-A accessible units. Columbia Hills will create an attractive new building and streetscape, new economic investment and modern site improvements.
This highly efficient project will leverage $37.5M in federal Low Income Housing Tax Credit (LIHTC) funds and $20M in state bond financing with $18.9M in County AHIF loan funds. The AHIF request will average $83,000 per unit, less than many other affordable properties in Arlington. The 1.2 acre site donated by APAH is appraised at $10.5M.
The property is located on 1.2 acres of APAH's land adjacent to Columbia Grove Apartments. It will include underground parking and community rooms for onsite resident services programs. No Columbia Grove residents will be displaced.
