Help APAH Spread Cheer This Holiday Season
Adopt a Family With APAH's Secret Santa Program

When APAH first launched our Secret Santa/Adopt-a-Family program in 2008, we were able to serve 68 residents in 20 families. This year, 210 families living in APAH residences have asked for help in the holiday season. The need is great. Your gifts help us not only to provide toys and good cheer, but also clothes and other needed items.
APAH matches donors with low-income families with children living in APAH properties. Donors have the flexibility to:- Adopt an entire family or an individual, and purchase gifts or gift cards,
- Contribute gift cards that will be given where the need is greatest, or
- Make a monetary donation to APAH, designated to the Secret Santa/Adopt-a-Family program.
Many donors report that adopting a family gives meaning to their own holiday shopping. Individuals, groups, and/or organizations who are interested in participating should contact Liz McElwee, Resident Services Manager at (703) 851-3635 or lmcelwee@apah.org by November 25.

Preview Arlington Mill
APAH Welcomes the Community to a Tour on December 7
On December 7 from 12:00pm-4:00 pm, the public is invited to an open house at Arlington Mill. Tours begin at the Community Center during Saturday's Open House.
The 122-unit apartment community is affordable to families and individuals earning up to 30%, 50%, and 60% of the Area Median Income (AMI). APAH was chosen to develop Arlington Mill through a competitive RFP process against four other developers in October 2010. Opening in early 2014, Arlington Mill has met with an unprecedented number of applicants.
Some quick facts about Arlington Mill:
- Arlington Mill provides a range of choices in affordability and size from efficiencies to three-bedroom apartments. Our rents will be affordable for incomes ranging from 30% to 60% AMI. The majority of APAH households earn 50% AMI or less; our average household income is $40,700.
- APAH used project savings to further reduce rents on 26 units to below the original proposal, and to return unused Low Income Housing Tax Credits to VHDA.
- APAH used innovative financing and development tools to create 13 units available to residents earning 30% AMI, including eight efficiencies set aside for those hardest to house.

APAH Holds Resident Relocation Meeting at Carlyn Springs
Residents Prepare to Move Before the Property's Redevelopment
On October 9, APAH staff members met with Carlyn Springs residents to address their questions about the upcoming redevelopment of the property. Residents will need to move before construction begins in August 2014 and will be able to move back into the new property in 2016.
APAH acquired Carlyn Springs, a 3-story, 27-unit garden community, in 1997. The redeveloped property will include 104 studio, one-, two-, and three-bedroom apartments as well as underground parking. The completed property will also house APAH's new headquarters.
APAH has the capacity to house most of the relocated families within our other properties. We are also working with other affordable housing organizations to place residents in locations that most meet their needs, taking into account rent, school districts, access to transportation, and employment. APAH's goal is to bring back as many households as possible to the new Carlyn Springs apartments, scheduled to be finished in 2016.
