We have had a busy month, especially the last two weeks. We have put 4 buildings under contract, two with multiple offers, two vacant land and even one residential. We have secured 16 leases, evenly split between office and industrial. We have 4 new listings (5 more in April) Check out these new listings on www.jfowler.com. This level of activity is unexpected but a welcome relief. It has caused us to get behind on some projects we are working on. If this is any indication of activity to come then not only will we be very busy it will help push up the values for sales and leasing. We will monitor this situation closely.

Arizona's retail property movement is picking up speed along with the rest of the West in a sector that has shown some of the slowest improvements in commercial real estate. The West, including Arizona, showed a 7.3 percent increase in year-over-year rental incomes, better than the national 5.5 percent jump during the first three months of this year, according to the latest data from the International Council of Shopping Centers and the National Council of Real Estate Investment Fiduciaries. read more

RECON 2013 RECAP HOW'S YOUR EXCHANGE COMING ALONG?

More than 33,000 shopping center owners, developers, brokers, consultants, etc. descended upon the International Council of Shopping Centers 2013 RECon convention in Las Vegas last month, and we thought it would be timely to give a mid-year assessment about retail investment activity in the very hectic NNN 1031 (triple net lease) sector.
As the stock market closes at record levels above 15,000 and investors grow nervous about the prospects of a market correction, real estate continues to be an attractive investment alternative. NNN leased investments are a very popular vehicle for this capital. Historically there has been plenty of this type of product available and it provides investors with relative safety and increasing rental yields over the long-term.
We foresee interest rates remaining relatively low for the near term as the Federal Government wrestles with historic debt levels. This will push more private capital out of the banks and into real estate as investors seek higher yields. read more ... |
