Greetings!
The new year is well under way and we had great start in January. If this holds and we are cautiously optimistic that it will, 2013 could be a better year than 2012. Seasonally adjusted, activity is up in all sectors locally and probably regionally as well. It has not effected prices however. Vacancies in office and industrial, though down from a high of around 15 to 20% are still keeping downward pressure on both sales prices and lease prices and they continue to be at the bottom. Sellers are generally asked to consider offers below the asking price, far below in come cases, and landlords are still being asked to give considerable concessions to secure tenants. This scenario will continue at least to mid year and the effects shall plague us even longer as vacancies continue to be absorbed slowly.

Even though experts expect Freddie and Freddie to continue to dominate the financing landscape for multifamily properties in 2013, other lenders are active and should increase their market share.
