CCP

I hope you've been enjoying this run of nice weather! March was really lovely, and I got a lot of major re-landscaping done, which benefited from all the rains in April.

May has been prime for biking - not too hot, not too cold, just right! Whenever I can, I combine errands, work, and biking - it really makes everything so enjoyable. Biking to vote was a particular pleasure. I'm also biking when I have enough time to exercise class at 241 Fitness and to yoga at the new The Yoga Collaborative in North Falmouth. The one time I biked to an actual showing of one of my listings, honestly I practically heard angels singing.

With Memorial Day Weekend upon us, the season begins. This is not necessarily the real estate season, however. Traditionally, our season is February, March, and April, when people commit to finding a house for the summer. Each subsequent quarter is usually a little bit slower, culminating in the 4th quarter being the slowest. Meteorological spring is not real estate spring.

2015 was an anomaly, when the spring season was great and it accelerated from there. So my 4th quarter was probably the best I've ever had. My business did reflect the general market; Cape Cod real estate for the last year and a half has been robust. I sense things slowing down now, and we'll see if we'll settle into a more normal market.

Come With Me to Work

The current market still has a relative lack of listings. It's discouraging for buyers, and prices are creeping up - a natural consequence of not having enough listings. Most of my buyers are finding their perfect home, but this requires a little more flexibility than in the past.

Come with me and see some homes in a variety of price ranges that are on my "hit parade".

                                          #21603728
$329,900

This offers a lot of space, convenience, and location for the money. With 3 bedrooms and 3 baths, it feels like more space than the 1,148 s.f. would lead you to believe. The two-car garage is almost unheard of in this price range and is a tremendous asset for year-round buyers. The house is set sideways to the road, so there's a surprising amount of privacy and views from inside. In addition, there's lovely Jenkins Pond, a huge draw for those who know it.

$418,900

In marvelous Maravista, this 3-bedroom, 2-bath, 1,459 s.f. gambrel has more living area than the usual Maravista cottage because all the bedrooms are on the second floor. The typical home in this neighborhood has 2 small bedrooms on the first floor and 2 large bedrooms on the second floor. This floor plan is different and very pleasing. In addition, this is only a half mile to Bristol Beach and is in the new sewer district, both distinct advantages.

#21602155
$574,000

This is a really cute traditional Falmouth Heights home. With 4 bedrooms, 2 baths, and 1,938 s.f. - and a one-car garage - this will work for the primary, vacation, or retiring home owner. Sure, it could use some updating, but the location and price make it very appealing.

$669,000

Light, bright, and beachy! With 4 bedrooms and 3 baths on three levels, this 2,400 s.f. cape is on a super small road off historic Davisville and near Menahaunt Beach. It's truly a breath of fresh air!

#21603597
$825,000

With a $350,000 price reduction, this home is positioned much more appropriately than it was. It is direct waterfront with panoramic views of Bournes Pond all the way to Martha's Vineyard. It's accessed down a long driveway, so there's lots of privacy. Does it need work? You betcha! But with 4 bedrooms, 3 baths, and 2,565 s.f., I'd encourage my buyers to make an offer.

#21603561

Wow! This is a builder's own home, and the care and thought that went into it is terrific. The house welcomes with a logical floorplan, all the right rooms in all the right places (5 bedrooms, 5 baths, and 4,800 s.f., including a first floor main bedroom suite). Two-by-six construction, solar panels, and the highest quality windows and doors ensure a home that sips its energy. In addition to a two-car garage, there's a fabulous barn sitting on the acre+ lot. Parties, studio, exercise - you name it, you can do it! There's even a peek of Vineyard Sound, and it's an easy stroll to Main Street. It's "green", it's luxurious, it's smart, and it's beautiful.

#21603080
$2,850,000

I said "Wow!" for the house above; I don't know what to say about this one. It's spectacular! To begin with, it is direct waterfront with a dock, and almost two acres of land. Then there are three levels of gorgeous living space, with exquisite attention to detail. What can I say? Wow squared? This is a must-see? I've run out of superlatives.

Condos

For some people, a condo is the answer to their Cape Cod dream. Here's what I like in the current market:

#21603067
$349,500

This is in a small complex, with the advantage of being very close to downtown, and a really low condo fee. With 3 bedrooms, 2 baths, and 1,542 s.f. - and a lovely sunroom off the back - this is a super comfortable choice, also exceptionally well-built. The price is probably a little high (I sold another unit in this complex last summer for $300,000), and it does not have a garage, but everything else is appealing here.

#21602422
$489,000

Smack dab on Main Street - but down a long driveway, so it's really off Main Street - this is another really well-built condo in a small complex. Why I really like this condo is because the view off the back is outstanding. It's beautifully landscaped and overlooks Nyes Pond. There's even a walking path around the pond. The two bedrooms are upstairs, and that may be a drawback for some buyers, but the open first floor is particularly charming - and the garage is a definite plus as well. Love this location and view!

They Say...

"A friend of ours gave us Nadine's name and she was great! When we first started working with her, we were not sure of anything: where we wanted to buy and eventually retire, what we wanted from the town, the type of home, and even the type of neighborhood we wanted.

Nadine was outstanding! Her expert knowledge of the different towns and neighborhoods was obvious and helpful.

She really does "go above and beyond"; she met with us several times and understood as we changed our minds throughout the process. I trusted her and believe she will always be a good friend. She is smart, patient, and funny, and thanks to her we found the perfect place!"

Best comment of the day? When the loan officer tells you that your buyer's credit is not excellent - but exquisite!

Hope you're getting out there and enjoying this fabulous weather.

Cordially,
