Despite steady drizzle, Main Street was packed for the annual parade and ceremony. I figure that half the town participates in some way, and the other half comes out to support their loved ones and friends who are participating. It's small-town America at its best, and for this, too, we are grateful.

Last month, my headline here was "Inventory Down, Buyers Up". I don't know whether I'm happy or sad to report that the trend is continuing. It's great for sellers but hard for buyers. I can't remember when I last sold all my listings, but I have none now. (And oh yes, I ESPECIALLY welcome your referrals!)
 
On the buyers' side, if you're not there at the moment the house comes on the market, and you don't make a full-price offer with no finance contingency, you have no chance. Most of my buyers are off-Cape, and although they're here weekly, in this market that's not good enough. Even the homes that have been on the market for months are going under agreement. Forget finding a good deal - those days are gone. It's hard for everyone but the sellers. 
 
How crazy is this? One of my buyer couples has left a check and signed paperwork with me, with blank address and $$ to be filled in when the moment is right. I continue to find, show, and sell homes that aren't on the official market. I call this the "hidden market", and it's a great advantage for my buyers. Takes some ingenuity and persistence, but so far, I'm batting 1000. Go team! The real estate business is still really about collaboration and working smart.
 
The trend of low inventory and high numbers of buyers affects this newsletter as well, because the links to featured homes disappear once those homes go under agreement. The lower price ranges have the most homes and the most buyers, so as I was gathering properties to feature, they were going under agreement before I could put fingers to keyboard. If you notice a preponderance of higher-priced homes in this issue, it's because those tend to stay on the market a little longer.

This is a good example of what happens when a home is priced too high. It's a Beautiful Thing...When It Works

You may remember that the weather on Mother's Day was outstanding. After the dreadful winter we had, it was one of the first really nice days - and it couldn't have been nicer!

Late in the day, figuring I had plenty of time, I treated myself to a long, exploratory bike ride. I did take my phone, however, and it did ring. It was an agent asking to show one of my listings. She was sitting with her buyers, adult siblings who were planning to buy a house for their parents near them in Falmouth, and they thought that my listing might be perfect. Good thing I can pedal fast - I turned right around and met them an hour later at the house. 

I'm not sure how many of them there were, but there were spouses and numerous teenagers. Everyone went off in a different direction. I felt like I was trying to nail Jell-O to a tree as I attempted to show them around the house. But they loved it! The kids made themselves comfortable on the deck while the adults took a closer look. Then everyone moved indoors to the family-size kitchen table. (See photo above.) Not only did they agree that the parents/grandparents would love the house, but they also liked it so much that they didn't want to leave. They just hung out! Finally it was time to go. 
 
Cut to the end of the story...they made a cash offer. They used the seller's own inspection report, and they're closing in a couple of weeks. And yes, when the parents came to see it, they did indeed also love it!

When my house last year went under agreement for the second time, I erroneously believed that because I was in real estate, I would be able to find the next home easily. But this wasn't the case, and when I had only three weeks left before closing, I had to just make a decision. Almost any decision. 

So I made an offer to purchase on a condo in Brookside, a lovely new community in Bourne. I honestly didn't know how I would adjust to not being in Falmouth. (I have to say that after nine months, that's the only part of living in my new home that I'm still adjusting to.) 

I like the way Brookside looks, I like my neighbors, and I like my home. We have monthly potluck dinners, book clubs, a heated swimming pool, guys who plow the driveway and shovel the walks, landscapers who take care of the abundant plantings, and fun social events like canal cruises and clambakes.
