Greetings!
As I sifted through the good, the bad, and the ugly to decide which homes new to the market I'd like you to know about, I had a brief moment of comparing my process to the real estate version of the Emmys, the Grammys, the Oscars. That may be somewhat inflated, but the phrase "And the winners are..." stayed in my thoughts.
Before we start our virtual tour, though, I want to show and tell a goose-bump experience I had a few Friday nights ago in Reagan National Airport. I was coming home from a quick trip to D.C. where I had attended some advanced real estate workshops. The airport was teeming with weekend travellers. Out of nowhere, I heard a sound I couldn't identify at first, but which quickly clarified into thunderous applause and cheering. What? Who? In seconds, this is what I saw:

And the winner is...230 Old Main Road, in North Falmouth! I don't think the photos do it justice, so here's how I experienced it: To begin with, it's down a long, unpaved lane, with only one house that precedes it. The road has a slight curve, so when I arrived at the house, it was a lovely surprise.
It's a simple home, with artistic choices and a respect for craft throughout, and a unique and pleasing floor plan. There are garden vistas from every window, and the yard is private and lovely.
With an asking price of $580K, it's a little high for 1,820 square feet (3 bedrooms and 3 baths), but someone may just fall in love with it and the setting, and feel it's worth more than the size usually brings.

Feels a little like a tree house - remember how much fun and private it was to climb up and survey the world below? This is like that! And with the very best of materials and comforts, the beach around the corner, soft air, and summer breezes - not a bad price.

Added onto and mostly redone in 2003, there is an Aga range and walk-in pantry for the cook, vegetable plots for the gardener, and even a sand trap for the golfer! If that's not enough, the house has been designed for the addition of an elevator should the need arise.
Live comfortably, entertain graciously, and make happy memories. And if the price is too steep, it's a home that I could see easily adapting to two families sharing the ownership. Then it's REALLY the best space, but for half the money!

Best Vineyard/Wedding Venue
And last, but hardly least...

Have you seen Cape Cod Winery at 681 Sandwich Road? Have you stopped in for a tasting? I always thought these owners were brave to grow the grapes, as well as make the wine. (Vintners I know mostly buy their grapes, and then process them to make their unique wines.)
But yes, here in Falmouth, in Hatchville, there is a winery on 9.5 acres that also borders conservation land and the Coonamessett River (reaping not only wine, but the benefit of more land and privacy). The original house is now the shop and office of the winery; there is a legal 800-square-foot apartment over the 2-car garage; and there's a barn that is a charming function facility. Oh, the possibilities! Currently producing 27,000 bottles annually, the sellers believe that a new owner could produce up to 80,000 bottles each year.
If all this hasn't set your mind to spinning, the land has been engineered for between 5-8 house lots on a cul-de-sac. Lots sell between $150-250K in this area. Because of the charm of the setting and the proximity of the conservation land and the river, these lots would probably be valued on the higher end.
You do the numbers: the asking price is $1,395,000. I don't have comps for any other local wineries, but having approved subdivision plans seems to be a good indicator of value.

Regular readers know that last month, my own sweet house was just placed on the market for sale. A few days later, I did accept an Offer to Purchase. But it came with a closing date that was only 4 weeks away from the Offer.
Ms. Big Shot here (that would be me) thought, "Oh, I can find a house, I can always find a house" - but I couldn't find a house! I tried...and tried...and tried. I didn't sleep for four days and nights, I went to towns I don't want to live in and considered homes I hated. In the end, I returned the deposit check. I'm sure that the "real estate gods", for whom I have deep respect, will lead me to the right place when the right time comes.
In the meantime, I've decided to both reduce the price and finish part of the lower level into 2 bedrooms, a bath, and a family room.
The house and garden are looking appealing, and the air conditioning felt great on the one warm day we had. If you know anyone who might be interested, or if you could be, please let me know. I am pleased to show it!
