Greetings!
 Hi all...or should I say "Hola!" Cinco de Mayo at Anejo, the Mexican restaurant on Main Street, is always festive. I skipped the crowds, and met a friend for lunch at a "two-top" on the front patio. What a great way to welcome spring!
So what's new? I had an unexpectedly fun winter, spending the week in Middlebury, VT as interim Executive Director at The Lodge at Otter Creek, a beautiful retirement community; and coming home weekends to show and sell Cape homes. Loved it, had a ball, and now I'm home, going full-blast in real estate as our Spring market comes to life. And come to life it has! Not every home coming on the market will sell in a few days, but if it is well-priced, in good condition, and in a happy location, it will. We're in that sweet spot of rock-bottom interest rates and home prices that, at least here on the Upper Cape, have started to rise only a bit.  For this newsletter, I thought you might like to come along with me on MLS tour to see the homes new to the market that the Realtors are seeing. The tour is organized by neighborhood, so each part of town is on once a month. The last couple were in North and West Falmouth, and downtown to Woods Hole. Take a look at what's new! This was my favorite of the tour this week: a 4-bedroom, 4-bath, 3,106-square-foot home on a tucked-away lane, and around the corner from beautiful Woodneck Beach, with its dunes and open ocean, and protected "back" side where younger children spend endless hours exploring and swimming. 11 Maker is a classic Colonial in outstanding condition, and tastefully designed. The pool for fun and additional lot for privacy are the unexpected extras. I'd particularly like to sell this house, so I could come back to visit. It's that kind of home! |

The one in West Falmouth is the proverbial cabin in the woods, with potential. It's only 768 square feet, but has a generous lot with plenty of room for expansion, and it's only $319,000 - a rare low price for West Falmouth. The street is rustic, to say the least; the homes are tucked away among tall trees; and it's close to Old Silver Beach. It will need attention, money, and probably an addition. I'm trying not to buy it...but it could be a really great house!

If, on the other hand, you buy THIS property, you would be living in the proverbial lap of luxury. Deceptively ordinary on the outside, the inside soars, and opens up to glorious views of Wing Pond. It's a WOW!

We were happy to arrive at the last house on the tour, 137 Cairn Ridge Road, in the country club community of Ballymeade. A young house, less than ten years old, it has all the comforts and pleasures of a newer home - a great floor plan, nice kitchen and bathrooms, new systems and central air, and the availability of the golf course, pool, tennis, and restaurant.
Lunch was sponsored by Meryl Watson of Cape Cod Five, a local lender which keeps many of its loans in its own portfolio. This means that CC5 will lend for a construction loan, for instance, which many other lenders no longer do.
If there were a contest for who could qualify a buyer for a loan in the shortest time and most reliably, Meryl would probably win. I tell my clients to tune up their ears and prepare for the truth before they call her, because she talks very fast and is very direct.
