Dear , Interest rates recently hit a two year low which has added to the already increased pressure on inventory and pricing. I expect activity to level off and maybe even drop a little third and fourth quarters, but right now it's above last year, which was a record year. Low inventory continues to be the biggest challenge and there doesn't seem to be any relief in sight for the short term.

April Market Update  

The number of transactions monthly and year to date hit an all-time high for the month of March. This is the sixth year in a row of increases and even though prices have not returned to pre-downturn levels in all areas, the median price of a home is higher today than it was in 2006. That seems contradictory on its face but the price of new construction production homes has skewed the number upward. View the Statistics from 2010

MCLEAN, VA Freddie Mac  released the results of its Primary Mortgage Market Survey� (PMMS�), showing mortgage rates declining slightly from the previous week to reach a new low for the year.
  • 30-year fixed-rate mortgage (FRM) averaged 3.58 percent with an average 0.5 point for the week ending April 14, 2016, down from last week when they averaged 3.59 percent. A year ago at this time, the 30-year FRM averaged 3.67 percent.

  • 15-year FRM this week averaged 2.86 percent with an average 0.5 point, down from last week when it averaged 2.88 percent. A year ago at this time, the 15-year FRM averaged 2.94 percent.

  • 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.84 percent this week with an average 0.4 point, up from last week when it averaged 2.82 percent.
Water Is The Enemy of Every Homeowner!
I wrote the original article on this subject in a printed Newsletter in 2009 entitled "Water is the Enemy". It's such an important subject that I include it once a year in my newsletter because the consequences of not checking for excessive moisture under the house can be very costly.

Managing the water around your home is one of the most important elements in maintaining your home. Rain water and it's effects cause many of the problems I see every day when viewing and evaluating property. A few of the expensive repairs I regularly see are rotten soffits, fascia board, and window frames, termite damage, and standing water in the crawl space. There are many other problems that result from excessive moisture, but these three are the ones I see most often. Read the Original Article
