Dear , It's a fun time of the Year for me when the weather breaks and the calendar has the Masters, Heritage, and BMW Golf Tournaments all close at hand. The year is off to a very busy start as the number of transactions reached levels higher than 2006 and limited inventory continues to put upward pressure on pricing.

March Market Update  

The February numbers are a surprise to me. The market continues to show signs of a full blown recovery and will reach record numbers if the current trend continues the rest of the year. I had a very smart financial guy tell me this week that when interest rates go up there will be a surge in activity that will create additional upward price pressure. More on this subject next month.

MCLEAN, VA--(Marketwired - Mar 12, 2015) - Freddie Mac released the results of its Primary Mortgage Market Survey� (PMMS�), showing average fixed mortgage rates moving higher amid a strong jobs report and bringing mortgage rates back to where they were at the start of 2015. The 30-year fixed-rate mortgage has averaged below 4 percent since the week ending November 13, 2014.
30-year fixed-rate mortgage (FRM) averaged 3.86 percent with an average 0.6 point for the week ending March 12, 2015, up from last week when it averaged 3.75 percent. A year ago at this time, the 30-year FRM averaged 4.37 percent.  
15-year fixed-rate this week averaged 3.10 percent with an average 0.6 point, up from last week when it averaged 3.03 percent. A year ago at this time, the 15-year FRM averaged 3.38 percent.

Termites are common in South Carolina and it's imperative that you inspect for termites every year. Hire a professional to do the inspection but be careful, the reputation and integrity of the inspector is the most critical credential on their resume. Since you usually don't see the most important part of the inspection (under the house) you must have a reputable inspector and if would like me to refer one to you or you would like to discuss in more detail please call my cell anytime at 420-0262.
Termites need moisture to survive and that's why they need to have access to the ground unless there is a perpetual source of moisture. Personally inspect your home to make sure the grading slopes away from the foundation and make sure your gutters and downspouts are in good condition and move the water away from the foundation. Take steps to reduce the moisture in your crawl space and immediately repair any leaking roofs, flashing, pipes or plumbing fixtures. Remove any vegetation, mulch or soil that covers the foundation completely or contacts any wood surfaces (siding, trim, basement window frames, etc.) Replace wood that must contact the soil (deck supports, lattice, steps, fences retaining walls) with treated material and stored firewood or other lumber well away from the house. These preventive measures can keep your home free of termites and the damage they can cause.
