Dear , The days are long and the years are short. I never thought I would say something like that, but it's true. I want to wish each of you a Happy Thanksgiving and hope that you the opportunity for a little rest, relaxation, and family time. As for me, there is no rest. Bennett and I went on our second camping trip this past weekend, actually it seemed like Army boot camp to me. We hiked into the Pisgah National Forest with backpacks and camped two nights in 20 degree weather and 30 MPH winds. Get in shape Dad!

I hope you enjoy this month's newsletter and I hope you will forward it to your friends, family, and colleagues who may be thinking about buying a home in the Upstate.

All my best, Keith (420-0262)

November Market Update

The rate of increase in the number of transactions shot up this month to 38.6%. That's the largest jump in year over year stats that I can ever remember. This type of number reflects increasing confidence and maybe even a little "panic to purchase" as prices have started moving up at a quicker pace.

Find your air leaks from below your attic, check the ceilings and note the locations of all light fixtures, ceiling fans, and electrical outlets. From the attic-side of your ceiling, find the fixtures you noted. You'll have to pull back existing insulation to find them. Electrical connections for fixtures, fans, and outlets require a hole cutout in your ceiling drywall.

Each of these cutouts is a likely air leak. You can stop air leaks by sealing the cutouts from above with acrylic latex or silicone caulk, or with low-expansion polyurethane foam, depending on the size of the gap. Low-expansion polyurethane foam in a can is great for plugging openings 1/4-inch to 3 inches wide, such as those around plumbing pipes and vents. A standard 12-ounce can ($5) is good for 250 feet of bead about half an inch thick. The plastic straw applicator seals shut within two hours of the first use, so to get the most mileage out of a can, squirt a lubricant such as WD-40 onto a pipe cleaner and stuff that into the applicator tube between uses.
In Freddie Mac's results of its Primary Mortgage  Market Survey, fixed mortgage rates dipped to new all-time record lows amid indicators of higher consumer confidence and lower wholesale prices. The previous record low for the 30-year fixed was set the week of October 4, when it averaged 3.36 percent, and the 15-year fixed was set the week of October 18, when it averaged 2.66 percent.
*30-year fixed-rate mortgage (FRM) averaged 3.34 percent with an average 0.7 point for the week ending November 15, 2012, down from last week when it averaged 3.40 percent. Last year at this time, the 30-year FRM averaged 4.00 percent.
*15-year FRM this week averaged 2.65 percent with an average 0.7 point, down from last week when it averaged 2.69 percent. A year ago at this time, the 15-year FRM averaged 3.31 percent.
