Dear Family and Friends, (by Mary Jane)  

We had a wonderful August up until last Saturday.  Our vacation in Maine was so much fun!  It was even better than last year in many ways.  That is because both Kevin and I have lost a lot of weight since January.  Everything was easier to do, from getting in and out of the sailboat to climbing up the 12 foot rope ladder on Chunk of Pork rock and getting on the float and everything in between.  I wish I had done this years ago!  Oh yeah!  I didn't have the tools years ago.  

I'm still not where I want to be but heading in that direction.  I can't wait for next vacation, it will be even better!!

Kevin is still working on a consulting job that is keeping him busy 10-12 hours a day!  He has amazing stamina!  I am staying home and working on our family business and loving it.  I get to talk to my friends every day and help them.  What could be better than that?

All of our children are working hard and doing well we are very blessed to have such wonderful children.  School is starting again and all the grandchildren will be filling their little heads with knowledge.  

Saturday was a good day and a bad day!  My family got my piano out of storage and brought it to the house so I can play it again.  I love it!!  That was wonderful.  

Also, my sister called me to tell me that my Father passed away in his sleep that morning.  Very sad news.  He is the best dad ever and we will all miss him so much!  I'm thankful for all the wonderful memories I have of him and that I always knew he loved me and he wanted me to be happy! 

I'm am also thankful the Lord saw fit to take him peacefully in his sleep, he did not have any terrible illness or pain to endure!  Most of all I am thankful to know that death is not the end and we will be with him again.  His old tired body no longer let him do all the things he felt a man should be able to do for his family and is no longer holding him back.  I am imagining him with a huge smile on his face visiting with those who went before, and I wouldn't be surprised if he is now one of our guardian angels, watching over us as he did in life!

We hope all of your lives are blessed and that you are happy and healthy.

When was the last time you read a book, studied a subject, listened to something to help you learn and grow?  If it's been a while, you probably want to rethink your habits.  Remember, one of the habits of the rich is to continually learn.  My goal is to read or listen to at least 30 minutes of learning/growth material every day.  This habit has proven to have a very positive impact on my life.

A True Life Story
 
Given the turmoil of the last few days we are going to keep this newsletter pretty short however we really wanted to share this story with you.

My old car was falling apart and costing too much to keep up.  We reluctantly decided we needed a newer car that could pull our small sailboat to Maine for our yearly vacations.  After searching the internet for a couple of weeks we found an SUV at a large dealership that looked perfect.  So the day before Kevin's birthday he bought me a new used SUV. 
  
I don't know if you have ever bought a used car.  I think they like to keep you there forever and wear you down to buy all the add-ons. I got to this dealership around 10:00 in the morning, we decided to proceed with the purchase around 2, and it wasn't until 8 in the evening that the papers were ready. 

I had been there most of the day and had nothing to eat.  I was tired and hungry, Kevin was tired, and hungry, he had worked all day and joined me after he got off.  We signed where they told us.  Took the car home etc.

Later I was looking at the paperwork, when I noticed that the sales price listed was not the advertised price.  I wondered why and I called the dealership.  I was told it was shop fees they added to every car.  

This did not make sense to me.  So I called our LegalShield attorney.  After he reviewed the paperwork, he said, since we had signed it already there's not much he could do, but he would write a letter on our behalf.

It wasn't more than a week later, he called me to say the dealership's attorney had contacted him and was wondering if refunding the difference of just at $1,000 would satisfy us?  Would it?  Absolutely! That's what I call an effective letter.

Here's the bottom line.  Had we not had ready access to attorneys we probably would have just walked away and scolded ourselves for not being more diligent prior to signing the contract.  However, for just under $20 per month, less than $240/year, we do have access to legal advice and it absolutely changes the way we operate.  I can honestly say it is the best $20 we spend each month.  Great peace of mind, and this one instance, trust me there have been many others, paid for the monthly membership fee for over 4 years.

Some people think they don't need access to an attorney.  The truth is, we all need access to legal protection for ourselves, our families, and our business.  

If you are thinking why would I need to talk to a lawyer.  Here are some reasons:  Wouldn't you like a lawyer to look over a contract or document before you sign it?  Would you like a lawyer to write a letter to help you collect on a bad check or debt?  What if you get over-charged or treated unfairly?  Have you ever had a traffic ticket?  Ever thought, I wish I could just ask a lawyer questions to understand your rights?  Landlord or tenant dispute?

Are Non-Performing Loans (Notes) All Dried Up?

Think all the good deals in real estate are gone?  Think again.  Eddy Speed, our friend and note investing mentor shared these facts with us. 
 
The known inventory of 90-day delinquent Non-Performing Loan's at the end of 2014 was as follows:
  • FDIC insured banks $61 Billion
  • Fannie and Freddie $86 Billion
That's $147 Billion in total.
 
If we subtract $9.3 Billion in sales so far this year that leaves us with $137.7 Billion still in the pipeline! 

 
 
Multifamily Demand Continues to Rise

With home ownership levels at their lowest point in 50 years, the demand for multi-family rental homes is booming. 

Recently, the Urban Institute released a study that suggests 59 percent of new household formation over the next 15 years will be renters, which will cause an even bigger surge in the demand for rental housing. 

The national rental vacancy rate dipped to 7.6 percent in 2014, its lowest point in nearly 20 years, according to the Joint Center for Housing Studies of Harvard University's "State of the Nation's Housing 2015" study (JCHS study).  

Supply has failed to keep up with demand and at the same time affordable units are being taken out of service due to demolition or deterioration.  While the pace of new construction has picked up in recent years, most of that construction is focused on higher priced units.

Bring the Grandkids (true story)
 
This month when we arrived at the lake Mary Jane and I discovered we forgot a couple of items.  

Don and Jen and their children were due to come up in 2 days so I texted them.  "Bring 3 grandchildren, cooking sticks, giant marsmallows, and some of the good provolone cheese we all like so much."  

Don texted back, "Don't have any grandchildren but I can bring 3 of yours."

3 Envelopes

A fellow had just been hired as the new Executive in a large corporation.  Upon moving into his office he found a note paper clipped to three white sealed envelops numbered 1 - 3.  The note said, "If you get into trouble open envelop #1."

Well, things went along pretty smoothly, but three months later, sales took a downturn and he was really catching a lot of heat. About at his wits's end, he remembered the envelopes.  He went to his drawer and took out the first envelope. The message read, "Blame your predecessor."

He tactfully laid the blame at the feet his predecessor and that took the heat off.  Soon sales began to pick up and the problem was soon behind him.

About a year later, his division was experiencing issues and once again he was under a lot of pressure to solve the problem. Remembering the envelops he opened envelop #2.

The message read, "Reorganize." This he did, and the company quickly rebounded.

After several consecutive profitable quarters, his division once again fell on difficult times. The Executive went to his office, closed the door, and opened the third envelope. 

The message said, "Prepare three envelopes."

The Blonde Flight Attendant

An airline captain was helping a new blonde flight attendant prepare for her first overnight trip.  Upon their arrival, the captain showed the flight attendant the best place for airline personnel to eat, shop and stay overnight.

The next morning as the pilot was preparing the crew for the day's route, he noticed the new stewardess was missing.  He knew which room she was in at the hotel and called her up to ask what happened to her.

She answered the phone, crying, and said, "I can't get out of the room!"

"You can't get out of your room?" the captain asked. "Why not?"

She replied, "There are only three doors in here," she sobbed, "one is the bathroom, one is the closet, and one has a sign on it that says Do Not Disturb!"
