Dear Family and Friends, (by Kevin)  

 

Mary Jane and I have had another great month.  We have decided that every day will be a great day from now own.  We have learned that attitude is a choice and our attitudes will be positive and uplifting.  It really feels much better.

 

We didn't go anywhere this month but we had a wonderful class on optimizing your credit rating.  It was extremely informative.

 

It seems like winter just doesn't want to let go this year.  Today our wind chill was in the lower teens.  Don and Jen had decided to take their children camping for the weekend and ended up in a hotel room last night.

 

Mary Jane and I are still on our weight release program.  We started on January 14th with this new program and to say we are pleased with the program would be an understatement.  We both feel great!  So far I have released 50 pounds and Mary Jane has released 26.5. What a marvelous journey this is.

 

We are both looking forward to our summer time in Maine where we will be healthy and able to do many of the things we love to do with much more ease.

 

Our businesses are slowly building as we learn to get rid of our fears and just push forward.  Mary Jane is working in a local middle school helping with the Spanish classes until the end of the school year.  As a side benefit her Spanish language skills are greatly improving.

 

I am still looking for consulting work or even a position with a company where I can add value and enjoy what I get to do.  I had an interesting "Meet and Greet" with the CEO of a smaller company here in the DC area where all the other competitors for the position were present at the same time.  Very different indeed however I see the wisdom behind it.

 

The CEO asked a question and we each in turn answered it.  The CEO is looking for cultural fit with her company.  Makes sense to me because while you can teach hard skills, teaching attitudes and culture is much more difficult.

It really does start with belief!  When you think you can, you take action.  If you fail have courage, treat it as a learning event and push forward with determination and courage.  Just stick with it and success will come.

What You Don't Know Can Hurt You

 

There are two services you really need to have these days, especially, if you are a real estate investor, and even if you aren't.

 

First, everyone needs access to legal counsel.  You say you don't need this?  Really?  Have you ever signed a contract of any kind?  Do you have a will?  Is it up to date?  Have you ever had a traffic ticket?  How about a living will or medical power of attorney?  Have you ever had a traffic accident?  Have you ever been audited by the IRS?  Have you ever had a question about any legal matter and just wanted to find out your rights?

 

Clearly everyone needs access to legal counsel.  The wealthy talk with their attorneys all the time, so why not you?  Most people avoid getting legal advice because they think it would cost too much or they don't know who to call, so they try to handle it themselves.

  

So what if you could pick up the phone talk to an attorney, get your legal questions answered, and not get a bill in the mail, would you?

There are always good deals out there, however, as prices rise they are generally harder to find.

 

NREI Daily reports these 8 common mistakes real estate investors make.

  1. Incomplete Due Diligence (make sure you know what you're buying)

  2. Assuming a recently constructed property has no problems.

  3. Going outside their comfort zone without qualified advisors

  4. Not calculating rents properly

  5. Focusing on short-term noise rather than long-term signals.

  6. Not building in proper contractual deal contingences

  7. Chasing Bad deals - remember it's about the numbers

  8. Buying during the wrong part of the real estate cycle

Natural Bull Enhancement

 

A week after John bought a bull, he complained to his friend, "All that bull does is eat grass.  Won't even look at a cow."

 

"Take him to the vet," his friend suggested.

 

The next week, John is much happier. "The vet gave him some pills, and the bull serviced all of my cows!" he told his pal. "Then he broke through the fence and bred with all my neighbor's cows!  He's like a machine!"

 

"What kind of pills were they?" asked the friend.

 

"I don't know, but they've got a peppermint taste."

 

 

Driving Drought

 

The insurance agency I work for draws business from a retirement community.  Once, when applying for auto insurance for a client, I asked him how many miles he drives in a year.

 

He said he didn't know.

 

"Well, do you drive 10,000 miles a year?" I asked, "or 5,000?"

 

He said the numbers sounded high. "What month is this?" he asked.

 

I told him it was July.

 

"Maybe this will help," he said. "I filled the car with gas in February."

 

 

Stinky Divorce  (from my sister Justina)

 

After 20 years of marriage, Jake dumped his wife, Edith, for his young secretary.

His new girlfriend demanded that they live in Jake and Edith's multi-million dollar home, and since Jake's lawyers were a little better than Edith's, Jake could give his girlfriend what she wanted.

 

Jake gave Edith, his now ex-wife, just 3 days to move out.

 

Edith spent the first day packing her belongings into boxes, crates and suitcases.

 

On the second day, she had the movers come and collect her things.

 

On the third day, Edith sat down for the last time at their beautiful dining room table by candle-light, put on some soft background music, and feasted on shrimp and caviar.  When she had all she wanted to eat, she visited each and every room of the house for the last time.

 

In each room she carefully deposited a few half-eaten shrimp and shells dipped in caviar into the hollow of the curtain rods.  Edith then cleaned up the kitchen and left.

 

When Jake returned with his new girlfriend, all was bliss for the first few days.  Then slowly, the house began to smell. 

 

They tried everything: cleaning, mopping and airing the place out.

 

Vents were checked for dead rodents and carpets were steam-cleaned.  Air fresheners were hung everywhere.  Exterminators were brought in to set off gas canisters, during which they had to move out for a few days and in the end they even paid to replace the expensive wool carpeting.

 

Nothing worked!

 

People stopped coming over to visit.

Repairmen refused to work in the house.

The maid quit.

Finally, they could not take the stench any longer and decided to move.

 

A month later, even though they had cut their price in half, they could not find a buyer for their stinky house.

 

Word got out and eventually even the local realtors refused to return their calls.

 

Finally, they had to borrow a huge sum of money from the bank to purchase a new place.

 

That is when Edith, the ex-wife, called the man and asked how things were going. He told her some of the saga of the rotting house.  She listened politely and said that she missed her old home terribly and would be willing to reduce her divorce settlement in exchange for getting the house back.

 

Knowing his ex-wife had no idea how bad the smell really was, he agreed on a price that was about 1/10th of what the house had been worth, but only if she were to sign the papers that very day. She agreed and within the hour his lawyers delivered the paperwork.

 

A week later the man and his girlfriend stood smiling as they watched the moving company pack everything up to take to their new home......... And just to spite the ex-wife, they even took the curtain rods!!!!!!
