Happy New Year!

I hope everyone enjoyed (and survived) the holidays. The board did not meet in December, so I don't have much to report. However, we do have a lot happening in the neighborhood in the coming year:
  • Culvert repair slated for this summer (6 - 8 weeks of road closure)
  • Rite Aid coming to Bay Hills Shopping Center. Read more >>

Like last year, as a board we will continue to update our community and keep our amenities in working order. If you have ideas, concerns, or just want to meet us, come to a board meeting. We meet the first Tuesday of every month (with a few exceptions) at O'Loughlin's at 7:30 p.m. We hope to see you there.

BHCA Resale Packets

If you are selling a home in the community, please contact Bay West Management to obtain a resale packet. The packet contains the community's by-laws, covenants, and community regulations. The packet should be furnished to the buyer prior to the property sale closing. Bay West will confirm if there is any balance due on the homeowner's account before releasing the packet.

Sellers are expected to clear their BHCA account prior to closing on a home sale. The title company representing the buyer is required by law to research obligations related to a property. These obligations include homeowner association memberships, outstanding dues, liens, etc. To request a resale packet, contact Michelle Boss or Ralph Hudson at Bay West: 410-897-0207.

ShoppingCenter
Shopping Center Update
The M&T Bank drive-up in Severna Park will be similar to the one in Bay HIlls. It takes up 14 parking spaces.

By Bob Cepek

The latest communication with the county indicates the following:

1. A Site Development Plan (C2013-0031-00-NC) was approved on May 14, 2014, and all parking issues were addressed as part of the Site Development Plan
approval.

We have a parking concern; we informed the county that a similar
drive-up deposit that was just installed at the Severna Park M&T location takes up 14 parking spaces versus the eight spaces we believe are allocated for the drive-up deposit in the Bay Hills Shopping Center. The county has yet to respond to this concern.

2. The county also indicates that a grading plan is under review, and therefore, a construction start date cannot be provided.

3. With respect to traffic control and safety, DPW/Traffic Engineering considered striping a dedicated left turn lane into the shopping center site from northbound Bay Dale Drive but concluded that it didn't appear to be necessary based under the existing traffic loads. DPW also indicated a left turn lane would require the elimination of some on-street parking in front of some of the townhomes facing Bay Dale Drive. We are reviewing this response and other information recently provided by the Chief of the Traffic Engineering Division.
