As a resident of Bay Hills for more than 18 years and real estate agent for 25 years, I look forward to getting the prices back up in our neighborhood this year.

Welcome!

Greetings, neighbors.

I know I've been saying this for a while, but spring really is almost here. And when it does arrive, we will have a flurry of activity (just hopefully not anymore snow flurries). Residents and kids will be out and about, so please stay on the lookout when driving and drive the speed limit; wear bright clothing when walking, jogging, or bicycling; and observe our covenants regarding your yard and vehicles such as boats and trailers.

Each month, we will include an excerpt from the covenants to serve as a reminder. The covenants help to keep our community in good shape and keep our property values up. With the spring real estate market, we can all appreciate that. Here's our first excerpt. You can find the complete covenants here.

Covenants Excerpt

15.
Boats under twenty (20) feet in overall length and camping trailers less than five (5) feet in height above the street may be stored on lots, provided such are out of clear view of the streets and behind the dwelling located on such a lot as the dwelling is oriented to such streets.

16. Boats exceeding twenty (20) feet in overall length, camping trailers exceeding five (5) feet in height, motor cycles, commercial vehicles, trucks or other such vehicles shall not be parked on any lot, in any driveway, or on any street of this subdivision, but may be parked entirely within a garage or enclosed carport, or at such area as may be designated for such parking or storage at those portions of said subdivision shown on plat as "recreational area."

Please note: Any vehicle with commercial signage on the sides is considered commercial and is NOT allowed to park in Bay Hills.

Next Board Meeting

Please join us for the April BHCA board meeting on Tuesday, April 1, at 7:30 p.m. at O'Loughlin's.

Sincerely,

Paul Cain
BHCA President

Update From Roundtable Discussion with Councilman
A letter from BCC VP Britt Griswold

Dear Broadneck Resident,

The Broadneck Council of Communities (BCC) hosted a Roundtable discussion with Councilman Dick Ladd. Citizens from 15 communities gathered in the Cape Saint Claire clubhouse to talk about the issues of concern to our communities. Everything from noise and roadside signs up to major traffic and development issues where aired.

You can read a summary of the discussion prepared by Phil Ferrara from the community of Stonington for an overview on our blog here.

We hope you see the importance of acting together as a community of communities here on the Broadneck Peninsula. The Broadneck Council of Communities is an avenue for your community organizations to speak to county and state government, find answers, support one another, and magnify the effect of your organization's concerns.

Please consider supporting the mission of the BCC. We want both individual's and communities to be involved. A one-year membership is $25 for individuals, and $50 per 300 households for communities.  Joining the organization is very important. It enables us to help you have an effective voice. Please pass this email on to the leadership of your community to get them involved.

If you would like more information, or an online PDF Membership form, click here to visit the BCC website .

You can also contact BCC President Pat Lynch at (410) 757-3231 for questions or more information.

Help your community by organizing to be heard - Join the BCC!

BHCA Resale Packets

If you are selling a home in the community, please contact Bay West Management to obtain a resale packet. The packet contains the community's by-laws, covenants, and community regulations. The packet should be furnished to the buyer prior to the property sale closing. Bay West will confirm if there is any balance due on the homeowner's account before releasing the packet.

Sellers are expected to clear their BHCA account prior to closing on a home sale. The title company representing the buyer is required by law to research obligations related to a property. These obligations include homeowner association memberships, outstanding dues, liens, etc. To request a resale packet, contact Michelle Boss or Ralph Hudson at Bay West: 410-897-0207.
