Welcome!
Greetings Neighbors,
We continue to discuss the plans for a 14,000-square-foot Rite Aid in the Bay Hill shopping center. I have been communicating with representatives from Rite Aid as well as our board and your fellow neighbors. We will keep you updated on this issue.
The area at the basketball courts has been cleaned up, and the board decided to pay for trash removal at that site since the County stopped picking it up a couple of months ago.
The doggy waste baskets seem to be seeing some good use, and we appreciate those of you who use them.
Over the past month we've had some burglaries in the neighborhood. The police are aware of the situation and close to catching the thieves. They have brought charges against the people whom the robbers sold the jewelry to, who in turned sold it to the pawn shops. However, they haven't caught the thieves yet; they seem to be laying low for now. Please be aware of your surroundings, lock your doors -- even the interior house door from your garage and your car doors -- and look out for each other. If you see a suspicious person knocking on doors, call 911 immediately, note what they are wearing and where you saw them. If someone knocks on your door, ask for their permit.

If you are selling a home in the community, please contact Bay West Management to obtain a resale packet. The packet contains the community's by-laws, covenants, and community regulations. The packet should be furnished to the buyer prior to the property sale closing. Bay West will confirm if there is any balance due on the homeowner's account before releasing the packet.
Sellers are expected to clear their BHCA account prior to closing on a home sale. The title company representing the buyer is required by law to research obligations related to a property. These obligations include homeowner association memberships, outstanding dues, liens, etc. To request a resale packet, contact Michelle Boss or Ralph Hudson at Bay West: 410-897-0207.

Board of Directors Meeting Minutes
February 5, 2013

Paul Cain, president, called the meeting to order at 7:35 p.m.
Minutes of last meeting were approved.
Chad Pierce, treasurer, circulated the treasurer's report and it was accepted.
Committee Reports
Communications
1. Julia discussed several options to encourage both residents and non-residents to advertise in the e-Beacon. She will investigate several options and report back to the Board. Additionally, as part of her new contract, Julia will be charging $60/hour in lieu of the $50/hour we had been paying her. This will only impact the work that is necessary for website maintenance (several hours per month).
2. Owners who have been delinquent in the payment of their yearly assessment will have their property address published in the eBeacon.
Covenants
1. Trailer in front of 534 Bay Green Drive has been moved.
Capital Improvements/Long Range Planning/Property and Grounds
1. The pine tree at the basketball courts has been removed.
2. The shrubbery around the Bay Hills sign off Shore Acres has been trimmed.
3. The fencing at the basketball court will be squared off and the posts and extra fencing removed. Additionally, the large post laying on the ground will be removed.
4. Dave Echols and Shannon Pierce have investigated options/costs for a sign board on the island on Bay Dale Drive. This would be installed so that community announcements can be posted in a central location. Additional research will be done and results reported at the next meeting.
5. Pavilion roof -- Dave Echols got two quotes for repair of the roof. The bid from Brightview for $4,900 was accepted.
6. GP Landscaping -- Gordon presented us with a two-year contract at the current price. Board voted to approve the contract for a two-year period.
7. Trash is being picked up at the basketball court on a weekly basis
Rite Aid Expansion
1. A number of community residents attended the preliminary meeting at the library on February 4. At that meeting, a representative from the county, the developer and Rite Aid were present to discuss the proposed changes to the center. Click here to read a copy of the minutes of that meeting.
Security Issues
1. There have been two break-ins in the neighborhood. A special email was sent out to residents alerting them to this unfortunate series of events.
Adjournment
There being no additional business, the meeting was adjourned at 8:45 p.m. The next meeting will be on March 5 at O'Loughlins at 7:30 p.m.
