May 2016

Jeff Rector, HOA President
We've officially kicked off the Heritage Greens summer season of activities! The Gators began swim team practice this week (with a new world class heating system) and the pool opens to all residents today from 11AM-8PM. Be sure to bring your bike and join the first social event of the year which is a bike cruising ride around the neighborhood at 3PM tomorrow! This is just one of many great social activities outlined in our newsletter this month.

For those who enjoy tennis, the Tennis Committee has done a great job of expanding the breadth of our programs to now include Junior Tennis drills and lessons in addition to Men's and Women's league play, and fun social activities for players of all abilities. We hope you can join in one of the events this summer.

Your HOA board and volunteers remain strong and vibrant and we will be announcing some exciting new changes in our June newsletter looking forward. Our volunteers are second to none and continue to make HG the best neighborhood in the SE Metro area.

Just a closing note: As the kiddos all get out of school, please remind your teenage drivers (and ourselves) to keep the speeding down in the neighborhood.  Congrats to the many graduates in our community and here's to a wonderful summer!

Swimming Pool Repair

Did you know our swimming pool was losing over 2 inches of water per day? We thought it might've been because of the fabulous new heater that was installed this year. What we learned was that the ground must've shifted causing a break in one of our underground PVC pipes.

While it's easy to see now, the pictures tell the story.  The break happened under the concrete supporting our clubhouse air-conditioners found behind the wooden gates where we keep our trash cans and access our heater and swimming pool pump house. Most everyone that's been in the pool has met Landon Bradbury pictured with his father Had who both own perfect pools.

In less than a week, and thankfully the Friday before the pool opens on Monday for swim
team, Landon identified and fixed our problem.
If you didn't know, Landon staffs the lifeguards, performs maintenance and cleaning for our swimming pool, clubhouse and tennis courts. Next time you see Landon, please thank him for all he does for our community.

Recycling

Thank you to all of the folks who participated in the Spring Garage Sale Date.  We didn't have a lot of homes, but I hope everyone that participated was able to send their items off to a new home.

We will be doing the large neighborhood garage sale later this summer, so check next month's newsletter for details.

Also - we are looking into having an electronic recycling event.

Don't forget to put your grass clipping straight into your garbage bin.  They decompose in the landfill that way!
Board Update on 5309 Nichols Drive Fire

On December 3rd, 2015 there was a significant fire at this home. The residents have been very informative to the Board on their recovery/re-build. Currently, the remnants have been removed and last week the foundation was extracted. It is a
complete scrape. Structural engineers recommended that the foundation be removed as it was deemed not structurally sound. They will be submitting an
architectural proposal shortly. This has to be approved by the Board before construction can commence. The Board will seek architectural advice from an outside professional, and render a decision on the homeowner's design. Once approved, construction will begin. With all the delays faced with the investigation and demolition, they believe construction will be completed in early spring 2017.The reasons for the delays on this are obvious, a fire investigation, insurance settlement, finding demolition and construction companies, ect.
The BEST part of this whole event is that nobody was hurt, and Heritage Greens will soon have a new home in the BEST neighborhood in Arapahoe County!
