It's hard to believe there are more Republican candidates than there are days left in September! As the elections and the name Donald Trump continue to dominate the headlines, I couldn't help but start thinking about real estate and property values. 

What is one of the best ways to measure the true perception and value of a neighborhood? When the entire market is hot, the premier neighborhoods of the country perform even better! So where does Heritage Greens stand? Well, our results just made national and local headlines. Centennial's 80122 ZIP code was ranked third out of the ten hottest markets in the country by Realtor.com.  Please click here to view the article.There are also local articles including one by KDVR that specifically highlighted Heritage Greens. 

Our homes sell faster than any other market in the U.S. (12 day average) and our online listings are viewed 2.3 times more frequently than other metro Denver listings. Click here to see what neighborhoods are considered 80122 and what neighborhood you think is driving this increase.
 
So what is the reason Heritage Greens stands out amongst so many nationwide alternatives at all price ranges? Is it the number of outstanding realtors that reside here?...Yes. Is it the award-winning public and private schools in the area?...Sure.  Is it your HOA fulfilling its mission statement to focus our efforts and spending in ways that increase property values?...Absolutely. But above all, this represents how fortunate we are to have 578 individuals and families that respect, support, and give back to one another. The accolades then come easy.

Communication with ACCU

We would like to take this opportunity to apprise you of a couple of options available for you to communicate requests regarding work orders, architectural approval and violation notices.  Work orders could be requested if you notice something in common areas that needs attention (ie: malfunctioning sprinkler head).  
 
Option for Work Orders:  Please visit our website at www.accuinc.com and select the maintenance request link, the information will be directed to our work order email and we will follow up with you accordingly. 
 
Option for Architectural Requests & Violations:  Under the Contact Us link you have the option to send an email to customerservice@accuinc.com.  Please provide detail information so we may handle your request in a timely manner.  If you are submitting an architectural request, please make sure to have the signed application attached with a drawing, including dimensions and materials being used.
 
All concerns and customer service questions need to be in writing, by sending an email to customerservice@accuinc.com. Please include the address of the person in violation.

Welcome Back to School

 
The Morrisroe and McDermott Families hosted a back-to-school bbq for HG 5th graders.  What a great way to kick off the year!
Congratulations to all the neighborhood students on the start of another school year.  All the best for a tremendous year!

Please be mindful of kids walking to and from the bus stop and following the traffic rules surrounding buses loading and unloading students.  (You must stop if the bus stop sign is extended, regardless if you are behind or approaching the bus.)  For more details, please click here.  

Covenants Corner Part I - Renting

  Just to be clear on this topic, homes in Heritage Greens can be rented.  In Article VI, Section G in our Covenants, By-Laws and Amendments, it states: "No room or rooms in any residence or parts thereof may be rented or leased and no paying guests shall be quartered in any residence. Nothing contained in this Section, however, shall be construed as preventing the renting or leasing of an ENTIRE residence as a SINGLE unit to a SINGLE family. No business or profession prohibited by zoning laws shall be conducted upon the premises, and no exterior signs of any nature may be shown or displayed with respect to any lawful business or profession."
 
With regard to enforcement of this Covenant, it's difficult for the Board, or ACCU for that matter, to determine what goes on in homes. In other words, if you know of a home with multiple renting tenants, please let the Board and ACCU know, in confidence, and we will address this immediately.

Covenants Corner Part II - The Shape of your Roof

September 29, 2014....What a beautiful day, until all "HAIL BROKE LOOSE!"

There was significant damage in Heritage Greens as was evidenced by all the new
roofs that went on homes in the past 12 months. Roofing materials are a Covenant item, but in addition to that, if your home suffered damage, and you haven't attended to it, you could be in violation of our covenants. Specifically, in the Covenants, Bylaws and Amendments, Section Q: Each lot, and any and all improvements shall be maintained by the owner thereof, in good condition and repair. Per the Rules and Regulations, effective August 1, 2015, page 2....Owners are to maintain the exteriors of the home on their lot in a FIRST CLASS, RESIDENTIAL CONDITION, without damaged parts to the exterior of their
home. The installation of wood, shake roofs is no longer allowed as this material is no longer on our approved list of materials. The message here is, if you had a wood shake roof, or any other material that was damaged, you need to replace your roof, soon.

Colorado Elementary Students Ski Free!

Attention parents and grandparents of Elementary Students!

The Epic SchoolKids Colorado Pack is a FREE program for Kindergarten through 5th graders that provides 4 days of skiing or snowboarding at Vail, Beaver Creek, Breckenridge, and Keystone. Packs are valid up to 4 days at each resort and are subject to do come with holiday restrictions.

Parents can take their children to a participating Front Range Colorado Ski & GolfColorado Ski & Sport, or Boulder Ski Deals location to register their child in person. Epic Schoolkids Colorado Pack is only available until 10/11/15.  For more details, please click here.  

Tennis Social Events

Join us for the last tennis social mixer of the season! All Heritage Greens residents are invited.

On September 7th, several residents enjoyed a Random Doubles Tournament. Special thanks to Heidi Elliott, Suzette Loving, and Anne Drexelius for organizing this fun tennis morning!  Finalists were Heidi Elliott, Martha Bratt, Anne Drexelius, and Ellen McPherson, with the Championship going to Team Anne and Ellen.  Congratulations!

 


Tennis League

Another league season is finally drawing to a close. It has certainly been a challenging year with all the bad weather and the super fun job of rescheduling. Thanks to all the captains who work so hard, especially this year with all the rescheduled matches.  As always we had a few teams make it to playoffs, congrats to all of those teams! Before we know it, ratings will be out and we will be starting all over, so enjoy the winter season!

Moms, Pops & Tots

Happy fall everyone! We know this is a busy time of year with back to school and back to activities! As you plan your fall schedule be sure to mark your calendar for the Moms, Pops, and Tots Halloween Party to be held Saturday, October 24th from 2-4 pm.
 
As your calendar fills up please keep our holiday events in mind! Breakfast with Santa will take place on December 5th and a Holiday Cookie exchange will be on December 18th.
 
Our next 3 and under play date will be held at the home of Leslie Suh on Thursday, September 24th from 9:30-11:00AM.  Please watch your email for location details. These events aim to give parents and caregivers of our youngest residents a chance to get to know each other in a small group setting. They will be held monthly throughout the year.

GO GATORS!

Doggie Duties
dog-walker2.jpg As dog owners, we have certain "duties".  Some less pleasant then others...

Please scoop the poop...HG makes it easy!  Plastic "doggie bags" and public trash cans (please do not use your neighbors' trash bins) are located all around the neighborhood.  They are located at the entrances, by the Pool/Community Room, even by Linksview Park.  

Some dog owners are walking their dogs without a leash.  Not only is this against the leash law, it is dangerous for the off-leash dogs and can be intimidating to children and other on-leash dogs.  Too many things can happen which are potentially harmful to dogs, owners and other residents in the neighborhood. Please, don't leave home without your leash! 
Sustainability
Thank you to the folks who put items out for trash, but first marke them "Free", in hopes that one of our neighbors can use that item.  Patio sets, baby gates, chairs, grills, etc. are out there, Sunday evenings, waiting to find a new home.  Take a walk or drive around the hood after 6PM on Sunday and you may find something you need - for free!!!

Leaves will be falling - remember to bag in a biodegradable bag or directly into your trash can.
