Mortgage Servicing Program

What is mortgage servicing?

It is the process by which a company (mortgage bank, servicing firm, or Habitat affiliate, etc.) collects interest, principal and escrow payments from a borrower. It is regulated by the Consumer Finance Protection Bureau.

Many affiliates service their own mortgages, but Habitat International is now encouraging affiliates to let someone else do that for you. Not only will that allow affiliates to concentrate on building houses instead of processing paperwork, but there are significant fines associated with not doing it right - up to $10,000 for each violation.

Habitat Texas is partnering with Texas Habitat Mortgage Servicing, Inc. to provide low-cost mortgage servicing for affiliates beginning April 1, 2014. Drawing from the expertise of Dallas Area Habitat for Humanity, Texas Habitat Mortgage Servicing is in keeping with each affiliates' long-term commitment to partnership with the family and customer service to the affiliate that builds peace of mind that allows the affiliate to concentrate on building while the back office of mortgage servicing is handled by professionals in accordance with federal law.

To kick off this program, Habitat for Humanity Texas is offering a grant to each affiliate that waives the transfer fee for up to five mortgage transfers to all affiliates who are members of Habitat Texas, in good standing with Habitat International and sign up for mortgage servicing by August 1, 2014.

For more information on this program, please contact David McKeever at 214-678-2305 or Reese Collins at 214-678-2369.

Notice of Funding Opportunities

Executive Directors and Board Leaders of affiliate members of Habitat Texas receive funding notices two weeks before they are released in this newsletter. If you are an ED or board leader member affiliate and would like to get the ED newsletter, let us know.

Funding opportunities may cover homeownership activities, neighborhood revitalization or other opportunities which may be associated with Habitat affiliates.

Federal Home Loan Bank - Affordable Housing Program

Affiliates must partner with their local bank which must be a member of the Federal Home Loan Bank to apply for the Affordable Housing Program (AHP).

AHP funds are intended to assist in financing the purchase, construction, and/or rehabilitation of single-family, rental, transitional, and single-room housing in their community.  Funds must be used to benefit households with incomes at or below 80 percent of the median income for the area.

AHP funds may also be used to:

  • pay closing costs or down payments
  • buy down principal amounts or interest rates
  • refinance an existing loan (provided that the equity proceeds are used for the development of AHP-eligible housing)
  • assist with rehabilitation or construction costs

Homebuyer education and counseling costs also qualify, if the household purchases an AHP-assisted unit. The AHP application in only open for entry during the annual application period. The application period for 2014 begins on February 18, 2014 and concludes on April 1, 2014.

 Rees-Jones Foundation

The Rees-Jones Foundation awards grants to North Texas organizations working in the areas of human services for children, youth and families and community benefit. With the goals of breaking the harmful cycle of poverty and abuse and developing stability and wholeness in the lives of people, the Foundation supports initiatives which alleviate conditions that are harmful to families or place children at risk of maltreatment and enhance the quality of life for residents of North Texas, especially those that are inclusive of economically or educationally underserved communities. Online applications are accepted on an ongoing basis. Guidelines, forms and other details are available on their website.

Albert and Bessie Mae Kronkosky Charitable Foundation

The Kronkosky Foundation supports aging in place (a new major push by Habitat International) through funding for programs and projects that improve the quality of life of the elderly and those with disabilities by helping them to be healthy and productive members of their community. Eligible applicants must be active GuideStar Exchange Members whose program or project benefits residents of Bandera, Bexar, Comal and/or Kendall counties. Applicants must first submit a letter of inquiry and then be invited to submit a full proposal. Letters of inquiry must be no more than 4 pages double spaced using a 12-point font with all margins set at 1 inch. The next deadline for letters of inquiry is March 28, 2014. Guidelines and other details are available on their website.

The Chase Foundation

The Chase Foundation awards grants in West Texas and Southeastern New Mexico to support initiatives that build strong communities through partnerships to provide a positive economic change, enhance the capacity of individuals, families and institutions at a local level, and employ innovative approaches to problems that identify and address emerging issues. Priority is given to projects that involve joint efforts of multiple agencies, demonstrate wide community support and are sustainable. Ineligible activities include: operational expenses of established programs, projects outside their geographic area and projects that do not have sustainability for a 5 year period. Online applications are accepted on an ongoing basis. The Board of Directors meets to review grant applications on the second Tuesday in March, June, September and December. Applications must be received 4 weeks prior to the scheduled quarterly meeting to be eligible for review. Guidelines, forms and other details are available on their website.

Texas State Affordable Housing Corporation

Let your needs be known. In anticipation of the upcoming funding cycle, the 2014 Texas Foundations Fund Draft Guidelines are now available for public comment.  The Guidelines provide a detailed description of eligibility requirements, funding priorities, and the 2014 application process.

Through the Texas Foundations Fund, TSAHC partners with non-profit organizations and rural government entities across Texas to support programs proven to provide housing stability to very low-income households. TSAHC selects partners through a competitive application process and provides awards from $15,000 to $50,000 to support partners' housing programs.

Programs that provide the following services are eligible for funding:

1. Home repairs to fix unsafe living conditions, including accessibility modifications for people with disabilities, or

2. Supportive housing services, such as case management, mental health counseling and adult education, for families and individuals living in supportive or service-enriched housing who would otherwise be at risk of homelessness or unnecessary institutionalization.

Please submit all public comment to TSAHC's Katie Howard via email by March 14, 2014 at 5 p.m.
