Dear Friends,

After a few false starts, summer officially has arrived in the Lowcountry. As we transition into the summer season, I thought it fitting to feature a transitioning part of Charleston: The Upper Peninsula. Please enjoy, and I hope to see you at Awakening III on June 20 (See below for more information).

Best wishes,

An Upper Peninsula Primer: What you need to know

What's in a name?

You'll hear a lot of names referring to this part of Charleston... The Upper Peninsula, the Digital Corridor, North Morrison, the Neck, Upper Meeting, No-Mo. My personal preference is "the Upper Peninsula," and it seems that this is the direction the city is going as well, as evidenced by the city's recent Upper Peninsula Initiative. Word on the street is that there will be some city-sponsored public sessions in the coming months aimed at solidifying the name of this district, so keep your ear to the ground for any announcements.

Boundaries

The boundaries of this area are up for debate--many consider anything above the crosstown to be "upper peninsula" Charleston. However, more officially, the Upper Peninsula refers to the peninsula east of I26 and north of (roughly) Lee and Cooper Streets. The map below shows how the City defines the Upper Peninsula boundaries.

(Living &) Working in the Upper Peninsula

While there are some pockets of residential and mixed use zones within the upper peninsula, much of the area is zoned for general business, light industrial and heavy industrial. The mix has attracted artists, craftsmen, and businesses requiring warehouse and/or showroom space. The area has also been attractive to Charleston's growing population of creative and tech professionals.

Recently restored 1630 Meeting Street has already become a commercial center for creative businesses, start-ups, and non-profits.

Residential Real Estate in the Upper Peninsula & Nearby Neighborhoods

Opportunities for residential real estate within the boundaries of the Upper Peninsula are limited--in fact, at the time of this newsletter, there are only 13 available listings in the entire 865 acre area. That said, there are several residential neighborhoods that just border the Upper Peninsula, all of these becoming some of the hottest neighborhoods for firs time homebuyers, young professionals, and, increasingly, investors.
Eastside & Wraggborough
South of Cooper Street and North of Calhoun, between Meeting Street and East Bay.

Upper Peninsula Free Event: Awakening III - June 20

Curious about the upper peninsula and the creative activity there? The place to be is Awakening III: Solstice, a free community and art event organized by non-profit Enough Pie.

This one day only event is taking place on June 20 from 4-8 PM in the vacant lot at the corner of Huger and Hanover Streets. The lot will be transformed with art in all forms--murals, installations, graffiti, dance, sculpture, and performance.

Says Enough Pie, "The cornerstone of the installation is a new mural by Sergio Odeith, a well-known Portuguese painter and muralist based in Lisbon who will create his trademark 3D graffiti as the heart of the installation." Check out Odeith's incredible work here.

Along with the art, this year's Awakening event will also feature a "Pop-Up Upper Peninsula Visitor's Center" where attendees can learn more about what's happening in this vibrant part of our city.

Hope to see you there!
