Azaleas in bloom!

The azaleas in my front yard have bloomed, signifying that spring in Charleston has finally arrived

With spring comes a flurry of activity in Charleston--between home and garden tours, farmers markets, and festivals, both visitors and residents are ready to embrace the season. Spring can also mean a flurry of activity in the real estate market; it's an exciting time to be at William Means

Please enjoy my April newsletter--but as soon as you finish reading, get out there and take advantage of the season!

Sincerely,
Leize Gaillard

Celebrate Spring with Community Supported AgricultureCSA
Of all the things to love about spring in the Lowcountry, the launch of the spring-summer farm share season nears the top of my list. April 1 marked the first week of my weekly share with Ambrose Family Farm, delivered weekly to a convenient pick-up spot, now through early July. The taste and beauty of locally grown, freshly picked produce feels like a true indulgence, even though my share costs me no more than what I might pay each week at the nearest supermarket.
Farm fresh radishes from this week's share
This week, my share featured fresh cut arugula, spinach, asparagus, radishes, strawberries, scallions, brussels sprouts, mustard greens, and kale along with a special add-on order of farm-fresh eggs. I used all of those amazing greens in this recipe--one of my go-to's for a quick weeknight dinner.

With so many farms offering share options in the Charleston area, it can be hard to know which one to choose! For more information on Community Supported Agriculture in the Charleston area, check out the info from Lowcountry Local First: Community Supported Agriculture and enjoy the bounty!
MarketMARKET WATCH | Avondale

Between the quiet streets, easy access to downtown, and a slew of hotspots within walking distance, Avondale can be the perfect landing pad for those looking for a moderately priced home in a peaceful neighborhood... but who don't want to be too far from the action.

But for those looking to buy a home in Avondale, it's no secret that inventory is limited. In the last five years, there have been only 57 listed sales in the neighborhood--that's less than 1% of all listed home sales in West Ashley and less than 0.1% of all sales in the greater Charleston listing area since April 2009Here's a glimpse of how Avondale looked next to a few comparable neighborhoods in 2013:*

With so few opportunities to buy in Avondale, what's a home buyer hoping to purchase in here to do? Here are a few tips to get you started...
  • Know what you want and need, even if you're not quite ready to buy. This can help you to feel less rushed if and when something becomes available and you need to act fast.
  • Sign up for market alerts--it's free! At William Means, anyone can create a search alert for homes that meet your criteria. This will allow you to be notified of new listings (or changes to current listings) as they happen. Visit our site to create an account.
  • Find a buyer's agent you trust to work for you. A good agent will be familiar with your target neighborhood(s) and have the pulse of what's happening in the market. If a new listing becomes available, your agent can get you in to see the home quickly and, if you are a client, can advise you on prices and potential contract negotiations should you decide to make an offer on a home. If you'd like to learn more about buyer-client services, I'd love to hear from you
