If the documents pertain to a purchase, we must wait our turn in the transfer line. When we are called, the documents are taken over to the person who called us or said "next."
We then hand them two copies of the conveyance form and the deed. They will first check to see if the purchase price is no more than 20% less than what is in their system. Then they check the legal sublot, plat volume/page and original lot number. If ok, then the name is changed to the new owner and the fee is calculated by the computer at $4.00 per $1,000. Once payment is entered, the computer will print a transfer sticker to be placed on the deed and handed back to me along with a receipt.
We will then go to the next line, which is the recording line. When called, we take the document over to the person who called us or said next.
We then remove all staples and hand then all documents pertaining to this transfer.
They will then check for the following:
a. To see if there is a transfer sticker
b. A 3" margin at the top
c. The font size of type
d. The legal description
e. Signatures and notary clause
If everything is okay, then the amount is calculated by the computer at $28.00 for the first two pages and $8.00 for each additional page. Once paid, the documents are then scanned and returned to me.
We then call the escrow officer who gave the "okay to file" to let them know they have been recorded. It is at this time that the escrow officer informs the agents and lenders involved that the transaction has filed.
At the end of day, the documents are returned to the NorthStar office.
