Hi all,  

Some quick thoughts on the market:  Interest rates have continued to rise over the last month (up from 3.5% to 4.5% since May), but are still near historic lows. The increase has not slowed down the market, and is actually causing buyers to act in case rates go up any further. The market is definitely still hot at the lower end with properties moving quickly and multiple offers in some cases. The higher end is not as smoking hot, but it has improved dramatically over 2012. In Boulder, the number of sales over $1 million are up 25% YTD this year over last year, and selling 40% faster - 122 days on market in 2013 compared to 172 in 2012.
