The Outlook From Here 

  

Sales of Single Family Homes in Boulder County increased 25% in 2012 over 2011 and sales of Attached Dwellings increased 20%. The Median price of Single Family Homes is up 7% and Attached Dwellings are up 1.3%. The inventory of current properties for sale is the lowest in 23 years. In the meantime, interest rates have begun to rise and are up a quarter percent in the last month. All of these factors are causing buyers to have an increased sense of urgency. The market at the lower end is hot with multiple offers being very common. Prices have started to rise and all the factors are in place for there to be continued appreciation this year. There are opportunities in the current market. For Buyers and Investors, it is a great time to take advantage of the low interest rates which are still near historic lows and to buy a property in an appreciating market.
