New housing coming to Grinnell
People always ask me why the free market just doesn't take care of itself with regard to building housing to accommodate tremendous demand driven by job growth. Construction margins are tight. When builders have large populations in their market, they have a critical mass with which to spread infrastructure costs out. Even in urban areas, affordable quality rentals are nearly impossible to pencil out financially because the cost of construction far outpaces entry and mid-level workforce's ability to pay rent associated with those construction costs. It's even more difficult in small cities where  economies of scale, or lack thereof, exacerbate the problem. Smaller communities pose much greater investment risk, too, if only because the market with which to spread the risk is limited. 

 

Today, Hubbell Homes announced that it is indeed coming to build 77 high quality loft rental apartments in the historic Spaulding campus in downtown Grinnell. What seemed impossible three years ago is actually going to happen. It happened because one of Iowa's largest builders believed that opportunity is alive and well in a small place called Grinnell. Our story of extraordinary job growth, forward thinking local government, engaged citizens, and the community's history of quality of life initatives was something Hubbell wanted to be a part of. No less than six tax credit programs had to come together from the federal government, the State of Iowa, and the City of Grinnell to make the $15 million dollar project fly. It really feels like a miracle that it all came together. Construction is slated to begin Fall 2014. 

 

Again, it is housing starts-not job growth-that make populations grow. Population growth is the single most important thing to having enough workforce for our employers to grow, and to having an economy with enough dollars in it to support our small business community. Without housing starts over the years, Grinnell's population has remained flat even though our job growth has been more than all of our peer cities combined. Hubbell, and the State of Iowa, really came through for Grinnell. Investment of that magnitude is rare in small places, but it is exactly what it takes to help us grow. Small cities not only complement our urban counterparts, they are also a big part of what makes Iowa and indeed our country interesting. Welcome, Hubbell, we are so grateful for you believing in us.
