Downtown office landlords are locked in an amenities arms race as they vie for tenants in search of the latest and greatest features. As new towers prepare to welcome their first tenants, existing buildings like 200 West Madison, which was completed in 1983, are undergoing renovations to stay competitive in an increasingly crowded market. Managed by Taylor Johnson client Transwestern, 200 West Madison is currently undergoing a $5 million renovation that includes an updated lobby; new tenant lounge/club room; and expanded fitness center with yoga room. As GlobeSt.com reports, Transwestern recently executed eight leases totaling 88,900 square feet at the tower, boosting occupancy to 92.5 percent.
