Timing the Sale

Because Bill and his partner Linda Zimbalist Smith have an extensive background in investments, we are pleased to present Bill's response to a question that our Realtors are receiving regarding the recent recovery in real estate values. Question: My husband and I have reached retirement age and with the kids on their own (well mostly) we are considering selling our family home for a smaller, less expensive property.
We know that it's both an emotional and financial decision, but could you offer any insights into helping us time that decision. Our main concern is that we're hearing that real estate values are going higher and we're afraid that we won't achieve maximum value. Thank you.

Underwater Loan Modifications: Just Kicking the Mortgage/Housing Crisis Can Down The Road?
Question: I have one loan against my home which has a balance substantially greater that the current market value. I am in default on the loan, in danger of foreclosure, and have received an unsolicited long term loan modification, which does not include any principal reduction term. Should I accept it?
