I am lucky to have gotten the opportunity to grow up in the wonderful city of Bend and it was an easy choice for me as the location to start raising my own family.

My experience in the housing industry in Central Oregon has been broad; I have been a licensed Realtor in Bend for over 6 years and in addition to my time selling real estate I also spent 2 years as a real estate assistant learning the ins and outs of our industry.  I spent a stretch of time working in home interior and exterior design and also worked in the residential appraisal industry. All of this experience has allowed me to offer a more well-rounded approach to selling and buying real estate.

My favorite part of being a Realtor is the satisfaction of seeing people fall in love with a home and the joy it brings to know that I can help them achieve that dream and make someplace their home.

I am passionate about empowering my clients with the knowledge that they need to be savvy home buyers, owners, and sellers.
I am confident that you will quickly discover the difference between Total Property Resources and your "typical" real estate agency and would love the opportunity to help you find the home of your dreams or make the transition out of your current home and into your next phase of life.

Real Estate News from the Ground Up      October 2012

TO:    Friends of Total Property Resources (TPR) and

          Total Property Management Services (TPMS)

It's beginning to feel a little more like fall around town. With the cooler temperatures, the leaves are showing off their autumn colors again.  With the change of season, we are also seeing changes in the real estate market.  If you haven't read the most recent article on the housing recovery, "economists surveyed by CNNMoney believe the nation's housing market has finally turned the corner."  Now just might be a great time to purchase a home or investment property.

If you are a real estate investor or thinking about becoming one, make sure to read The Fine Print  in this issue, which addresses the importance of requiring your tenants to have a Renter's Insurance Policy.

We hope you all enjoy this beautiful fall season!

Helpful Hints For Selling "Haunted" Real Estate

By Christine Hill, Broker

haunted house

No, this isn't just another timely spooky story invented to amuse you during the month of Halloween, although it just may have to do with ghosts!  Do you have "that" house in your neighborhood?  You know the one: all the neighbor kids cross the street to avoid passing it in the dark?  Whether a believer or a scoffer, the fact is that there are pieces of Bend real estate purported to be haunted and thus far more difficult to sell than an ordinary home. Known as "stigmatized" properties, these houses have the reputation of being haunted or are the site of a previous violent crime--and the perception of ghosts and gore is not easy to erase.

So what to do? First, check with your Realtor to see if you're required to disclose information about the stigma attached to your property because you could be spooked by a lawsuit if you don't. Regardless of what the State of Oregon dictates as proper disclosure about what's happened in your home, being upfront about your home's paranormal guests or ghoulish histories is always the best moral policy.

Any time you list your home for sale, pay attention to the appearance of your property-inside and out. To minimize the presence (imagined or real) of ghosts, your home needs to look spirit-free and inviting on the outside. Clean up a dark, forbidding atmosphere; clear away any dead trees, especially those with hanging branches; replace rusty iron gates with a white picket fence, get rid of unwanted residents like stray cats and spiders. On the inside, think warm, bright, and clutter-free. Getting rid of darkness and gloom that could promote the idea of spirits may require removing outdated, musty furniture, antique rugs, old pictures of ancestors, and other items that contribute to an "eerie atmosphere" so that you can alleviate any pre-conceived notions in potential buyers.

In some rare instances, having a friendly resident ghost at your quaint Bed & Breakfast Inn, can actually make your home more attractive.  But for those of you who simply don't wish to battle the supernatural, keeping your home neat, tidy, and well-maintained is the simple answer, even when your house isn't haunted.

So go ahead and put up those Halloween decorations this October, but be sure to reset the atmosphere to bright and cheery for Thanksgiving!

Renters Insurance

Question: I am the owner of several residential rental properties. I have heard about renter's insurance, and that I should require my tenants to obtain this insurance because it will protect my interests. Can I do so, what are the benefits of such insurance and should I have my name added to the renter's insurance policy?
