The kids are back to school this month and fall is just around the corner! Are you ready for the crisp cool mornings, warm scarfs and sweaters, and coffee by the fireplace?
If your chimney hasn't been cleaned for a while, now is a good time to call a chimney sweep to remove soot and creosote. You might also consider capping or screening the top of the chimney to keep out rodents and birds and also inspect the fireplace damper for proper opening and closing.

Items To Consider Leaving Behind When
You Sell Your Home

Congratulations on selling your home! Now you have to get started packing up all of those clothes, toys, and kitchen gadgets. Getting your home packed for moving is a lot of work, but what about the items you won't be taking with you?
There are the items that you are contractually required to provide to the new owner and there are those it would be a kindness to leave behind.
- Appliances: Leaving appliances behind may be required as part of your sales contract. Often included in the contract are the refrigerator, dish washer and even washer and dryer. It's extremely important you follow your contractual obligations exactly.
- Manuals: Leaving the new owners a folder full of all appliance and system manuals will make their transition into their new home much easier and they will appreciate your thoughtfulness.
- Extra Keys: New homeowners are encouraged to change their locks. However, consider leaving your extra keys to sheds, front doors, and garage doors behind. You no longer have any use for them and the new owners may appreciate not having to make copies right away.
- Security alarm and garage door codes: Be kind and leave behind the manual, instructions, and current codes. Even the most expensive garage door with code access can lose its appeal if you can't find the code! New owners will be grateful you provided this information.
- Warranty Information: All of the home warranties will transfer to the new owner upon sale so be sure to leave behind this information if you have it available. The new owners will definitely see the value of this information and think highly of you for leaving it behind.
- Service Contacts: Your experience with qualified service providers and your recommendations may be really helpful to new owners who are trying to establish relationships in a new neighborhood. If you have recommendations for lawn care and handymen then leave those contact numbers behind on a sheet of paper.
Finally, leave the home clean and ready for the new owner. They'll appreciate the fresh start and the role you played in making it happen.

The Fine Print

HAFA SHORT SALE PREAPPROVAL LETTERS (Read the fine print!)
Question: My home is underwater. I have both a first position loan and a second position loan. The current property value is less than the amount owing on the first position loan, and the balance owed on the second position loan is $100,000. I just received a HAFA short sale preapproval letter from the servicer of my first position loan. It appears to be a great deal, what with a preapproved sales price, the agreement to allocate up to $6,000 to payment on the second position loan and the promise to pay me $3,000 at closing for relocation expenses. Should I be concerned at all about accepting the proposed terms?
