Abbot Completes Maintenance of Facade of Historic Back Bay Condominium Building
Abbot recently completed a maintenance project on a luxury residential condominium building located at 66 Commonwealth Avenue in Boston's historic Back Bay district. The front of the 4-story building has a brick and sandstone façade, with an ornamental metal and slate mansard on the top floor, a decorative tile band above the second floor windows, and a marble band above the third floor windows.
Following a comprehensive evaluation by Building Envelope Consulting, Inc. (Somerville, MA), Abbot was contracted to perform the following maintenance services:
-
Repoint all brick joints in the front and rear of the building
- Coat all pre-cast stone in the rear of the building
- Perform miscellaneous repairs to the sandstone in the front of the building
- Coat the sandstone with an elastomeric coating material
- Remove old caulking from all windows and recaulk with a high grade urethane coating
Significantly, Abbot resourced pointing mortar to match the color of the original mortar. In addition, Abbot matched the original color of the sandstone coating material in concert with historic district guidelines.

Brick Matching Strategies
The June issue of Masonry Magazine offers an excellent article on mortars, mixtures, and staining options available in repairing or blending mismatched masonry. The goal is to make the new brick look like the pre-existing brick.

If matching brick is not available, stain is often helpful in improving a color match. In this photo, the blue-taped area is an example of how a staining sample can be represented or viewed for approval by the owner before the whole wall is stained.
