Real Estate Inventory on the Rise in Miami-Dade County

After years of seeing inventory decreases in the Miami real estate market month after month, we are seeing a small shift. For the past four months, inventory for single family homes and condos in Miami-Dade County has risen. It's very small increases in the grand scheme, but could be the start of our market balancing out. The number of condos on the market increased 14.5% since May, and single family home listings increased 10.7%. I will keep tabs over the next four months to see how it progresses. In the markets that I work the most (Coral Gables, Coconut Grove, Pinecrest, South Miami), we aren't seeing this trend yet - inventory is still either about the same or even slightly less than it was in May, but my office has seen more new listings than sales in the past few weeks, so the change is likely coming!
