The Appraisal Roller Coaster

Back in April 2009, I wrote about appraisals and how difficult they were in that declining market. Well, we're facing the same challenge, but this time with the opposite problem. The market is strengthening daily so by the time an appraiser gets to a property, the comps are from months ago, so appraisals are coming in low again. It's so important to go equipped to an appraisal with comparables. In addition, regardless of how many people want the house and are willing to pay the price (confirming the market value of the house), it doesn't mean the appraisal will be a cinch. On top of that, appraisers used to be open to revising their reports after the fact if they didn't come in on target, but they are much less willing to do so today, so you only get one chance to get the appraisal right.
