Dear JABBERS: I hope we all enjoy as much attention in our golden years as Punxsutawney Phil does! Tomorrow will mark the 127th anniversary of this hilarious tradition in which this adorable groundhog emerges from his hole at Gobbler's Knob in Punxsutawney, PA, about 80 miles Groundhognortheast of Pittsburgh. According to legend, if he sees his shadow winter weather will continue for six more weeks. If he doesn't see his shadow, spring temperatures  are just around the corner. For the sake of our friends up north, I'm hoping for no shadow. (Face west, Phil!) But personally, no matter what Phil sees tomorrow morning, I am happy to be spending February in sunny, warm South Florida with you JABBERS.

With all areas of our market getting stronger, I think it's worthwhile to look at how certain neighborhoods did in the fourth quarter of 2012 compared to 2011. In Coral Gables, the $1M - $1.5M market has been particularly active. At the end of 2011, there were 40 listings in this range on the market with an average of 2 sales monthly. We ended 2012 with only 16 on the market and 4 sales monthly. In the last quarter of 2011, the average sold price per square foot of these homes was $287. In 2012, it increased 3.5% to $297. Homes are selling on average at 92% of their list price and at the rate we're selling, we only have 3.2 months left of inventory. Super Steaks for the Super Bowl!

Since you most likely can't play like football stars on the field, you can at least cook like one! No one knows this better than Bob Griese, Miami Dolphins Hall of Famer. He, along with his wife, Shay, put together a delicious cookbook called the Griese Spoon Cookbook, with more than 100 recipes from famous sports stars to benefit cancer research and grief counseling. To make the perfect steak for your Super Bowl party guests, try this recipe for "Stove Top Steaks:"

 

Ingredients

White onions

Baby bella mushrooms

Olive oil

Wine

Grain mustard

1 jar bruschetta (optional)

Rib-eye or filets of your choice

Crumbled blue cheese

 

Directions

Finely chop onion and slice mushrooms. Add enough olive oil in a skillet to coat the bottom. Saut� onions and mushrooms in skillet; when mushrooms soak up the moisture, add wine that you intend to drink with the meal and a good grain mustard. Continue to cook and boil down until it thickens a bit. Add bruschetta, if using. When the mixture has thickened, put on a plate and set aside. Using the same skillet, reduce heat to medium-high and sear the steaks on both sides until preferred doneness. Remove steak to plates. Reheat the mushroom mixture in the same skillet for just a minute, coat the meat and sprinkle with blue cheese. Serve.
