Market Update in Miami

An interesting article ran in the Miami Herald last Friday by Martha Brannigan about our real estate market, noting that sales were down but prices up across Dade and Broward counties in September. In my office, I haven't necessarily felt sales down, but I'm feeling the lack of inventory and prices rising. With this in mind, I looked at Coral Gables' single family home market between $1-$2 million to see how it's faring: in Sept. 2010, we averaged 102 homes on the market, 3 pending and 3 closed sales monthly and average price per square foot of $290. In September 2011, it went to an average of 60 listings, 4 pendings, 4 sales and $300 price per sq ft. Today, we're at 56 listings, 8 pendings, 7 sales and $325 price per sq ft. In two years, we've gone from 34 months of inventory to 8 months with prices on a steady rise! To visit my website, click HERE.*
