We've seen a tremendous recovery in the local real estate market in 2013. We anticipate continued growth in 2014. If you place your home for sale in today’s market and it sits unsold for awhile, it may be for one or more of the following reasons. - 1. The ‘you must be joking’ price tag. There is always a price at which a home will sell. Whatever its problem, the market will always respond to price. It’s either price for condition or price for location. This is why it’s important to price your home appropriately when it comes to market. When a home sits unsold for a length of time, it grows less attractive in the mind of buyers. - 2. What was that smell? Pet odor can be a serious turnoff to buyers. We know from experience that pet odor or odor from cigarette smoke can create a negative, visceral reaction in many buyers. - 3. Martha Stewart would not approve. Everyone’s taste is different. If buyers can’t envision themselves living in a property, they are not going to be motivated to buy. Loud patterns or bold colors can be big distractions. Also, if a home looks as if it’s going to cost half of the asking price to renovate, buyers will balk. Curiously, having an abundance of family photos, toys, etc can also be a personal hurdle for buyers eager to imagine their own family living in the home. - 4. We can’t see this home today? No? Oh well, let's go to the next one! Accessibility is a huge factor when selling a home. Real estate agents sometimes describe a listing ‘Easy to Show’. This means they can give the buyer quick access. This is important since potential buyers sometimes make buying decisions in minutes. Having easy access to a home is highly beneficial in capturing a buyer. - 5. Excuse my passing through. Some homes, typically older homes, may have an inefficient or strange floor plan that is a barrier to a sale. For instance, today’s buyers are not comfortable walking through one bedroom to get to another bedroom or bathroom. - 6. A castle amidst humble homes. People aren’t just buying a home, they’re looking at everything around the home. Your home may be magnificent beyond measure, but your home will sell for nearer to the price for average homes in the neighborhood. - 7. There’s only one photo? Must be trashed. Roughly 90% of all home searches begin online. Posting poor quality photos of a home can cause the online viewer to pass a home by. Also, if there are just a handful of photos – or even just one – viewers may conclude that a home has little to offer. - HOWEVER, if you are selling your home through Robinson Sotheby’s International Realty, reason number 7 will not be a problem.
