Listening to MarketPlace Morning Report on WVXU a couple weeks back, we heard a story from the Associated Press about a jump in mortgage rates. Quoting from the story: “The average U.S. rate on the 30-year fixed mortgage rose this week after falling to new record lows in each of the past 13 weeks.” M Space “Mortgage buyer Freddie Mac says the rate on the 30-year loan jumped to 3.55 percent. That's up from 3.49 percent last week, which was the lowest since long-term mortgages began in the 1950s.” M Space For those who have a long view, these remarkably low interest rates translate to incredible savings. For instance, exactly 5 years ago, we were all pretty enthusiastic at 30 year mortgage rate of 6.58%. M Space If you purchased a $250,000 home in August 2005, your monthly mortgage payment would be $1,275, or $15,300 a year. M Space If you purchased a $250,000 home in August 2012, your monthly mortgage payment would be $904, or $10,848 a year. The graph below puts the low interest rates into historic perspective.
M SpaceAfter 10 short years, your cash savings with a 3.55% rate compared to 6.58% is: $44,520. Is that not real enough? That’s enough to purchase a brand new BMW 5 Series - or your total payout for tuition at University of Cincinnati - for all 4 years! M Space Some people have pulled back from plans to purchase a home based on the belief that housing values will continue to drop. They fear that if they buy a home today for $250,000, it will be worth $245,000 by the end of the year.
