You know it's Spring in Charlotte County when pollen is all over our cars, the Rays are in town and 41 is jam packed!
I have managed to sneak out to the ballpark to take in a Spring training game or two despite the traffic. We really have a great partnership with the Rays organization and with the new faces (coaches and lineup). Be sure to play hooky if at all possible and at least enjoy a lap around the boardwalk.
Thank you to all who attended the Rays event benefiting the Boys & Girls Club of Charlotte County. It was another big success thanks to the hard work of the event committee and board.
Sincerely,
TJ Thornberry

Homeowner Tips
This Old House Videos for useful DIY Fixes
There is a series of 15 DIY tips on the
"This Old House" site.
Here are some of their tips and a link to the video:
How to Hang a Heavy Mirror or Picture
In this video, This Old House general contractor Tom Silva explains how to safely hanging framed objects on walls.
Steps:
1. To hang mirror on a plaster wall, use a toggle bolt outfitted with a picture-hanging hook. 2. Drill hole through plaster large enough to accept the toggle bolt. 3. Thread machine screw through toggle bolt nut, then pinch flat the wings on the toggle and push it through the hole in the wall. 4. Tighten the screw with a screwdriver until toggle bolt contacts the back of the wall. 5. For drywall, start by weighing the mirror to ensure you don't exceed the capacity of the hanging hardware. 6. Mark a short line on the wall to represent the top edge of the mirror. 7. Take a 12-inch-long piece of 1x2 and mark a centerline at 6 inches. 8. Pull the 1x2 tightly under the hanging wire on the back of the mirror. 9. Measure down from the top of the mirror to the top of the 1x2. 10. Take the measurement from the previous step and measure down from the short line marked on the wall. Draw a second line to represent the position of the hanging wire. 11. Align the center mark on the 1x2 with the second line. Use a torpedo level to align the 1x2 perfectly level. 12. Draw short pencil lines along the upper right- and left-hand corners of the 1x2. 13. Tap in a hanging hook on each corner mark. 14. Hang the mirror on the two hooks.

Industry News - Impact Fees
Charlotte County Commissioners voted 4-1 to extend the suspension of the impact fee moratorium until July 14. There will be a public hearing on April 14 to discuss implementation and fee schedule. Based on preliminary numbers, single family impact fees will be around $4,000 if approved at the April 14th meeting and will go into effect on July 14th, 2015. The new impact fee ordinance will not include rural and urban boundaries so the fees will be the same across the entire county with the possible exception of the Englewood Fire District. |

Our Specialty: Modern Homes with Historic Detail!
Over the next few months we will be describing the features and influences that create specific styles that are popular here in SW Florida.
Historic Architectural Styles Have Specific Color Palettes
The State of Florida has a 500 year history and there are several historic home styles that have colors and looks distinctive to each architectural style. Here are a few to get you started!
Plantation Houses - Traditionally white or off-white with black or dark green shutters. Alternative accent choices include peach, light yellow and coral. For a more modern theme, colors could be reversed - the body of the house painted in a soft color with white trim and dark shutters.
Craftsman Homes or Bungalows - Mainly tan, off-white or creamy yellow in years past. New or renovated bungalow homes are painted more modernly bold and lively. Various shades of yellow, peachy oranges and coffee browns are more common, with trim and accents being bolder yet.
Spanish - Usually the body of the home is painted in warm colors - ochre, terracotta, corals, warm beiges and accented with wood tones or white for the trim, which could be quite ornate. Sometimes a bright white on the body is used to accent the tiled roof (which can be selected from a variety of colors).
Key West or Beach Style - are known for their bright colors or white with bright trim and shutters in pink, ocher, lemon yellow, green or blue.
You may want to consider your surroundings when considering color...stroll through your neighborhood and observe the colors of the local blooming flowers and trees, other homes , and even commercial buildings. Sometimes, the street you are living on can set the tone for your own exterior choices.
