The holiday season is upon us and I'm pleased to report that local construction hasn't slowed down. I'm sure the weather that our Northern friends have been dealing with is part of the reason that so many are looking for homes in our little piece of Paradise.
Punta Gorda was recently named one of the best places to start a business, added to the other accolades we've received over the years, Charlotte County has had wonderful PR to entice people (especially "boomers") from all over the country to move here.
I hope that when your friends and family come to visit for the holidays or for a winter vacation, you'll show them around and convince them this is where they need to be...give me a call and I'd be glad to speak with them about building or renovating.
Merry Christmas, Happy Holidays and a very Happy and Healthy New Year!
Sincerely,
TJ Thornberry

Homeowner Tips
This Old House Videos for useful DIY Fixes
There is a series of 15 DIY tips on the "This Old House" site. Even though we live in SW Florida we've been having some pretty cold weather the past few winters. One of the videos features "How to Stop Cold Air Leaks" and though they're speaking to colder climates, we certainly can use most of the information they're sharing.
Here are some of their tips and a link to the video:
In this video, This Old House general contractor Tom Silva shows how to save money and stay warm by plugging up energy-wasting gaps, holes and cracks.
Steps: 1. Install a door sweep along the bottom of exterior doors to block out cold air. 2. Seal gaps between the door and side jambs with long pieces of weather stripping. 3. Always engage the sash locks on double-hung widows to close the gap along the meeting rail. Consider installing two sash locks on wide windows. 4. Stick a continuous length of adhesive-backed foam weather stripping to the top edge of the upper sash on double-hung windows. The soft foam will compress to fill air-leaking gaps. 5. Use foam-rubber backer rod to fill large gaps where the lower sash meets the sill. Force the backer rod into the space between the sash and stool. 6. For windows that you won't open until spring, seal them shut with temporary caulking, which you can press into place, and easily peel off when winter is over. 7. To block cold air from blowing in around an electrical outlet, remove the cover plate and press a soft-rubber gasket over the outlet. Replace the cover plate. 8. Use minimal-expanding foam to fill holes and gaps around all wall penetrations, including holes for cables, vents and pipes.

Our Specialty: Modern Homes with Historic Detail!
Over the next few months we will be describing the features and influences that create specific styles that are popular here in SW Florida.
Shotgun & Dogtrot Style Homes
 | Renovated Shotgun Home . |
Shotgun homes were most popular in the Southern United States between the end of the Civil War (1865) through the 1920s, and are basically a straight-shot style of floor plan. One-storied and narrow in design, they are built of wood, with the rooms set up one behind the other from front to back, typically: porch, front door, living room, bedroom, kitchen/bath, and back door. Folklore says these homes earned the name "shotgun" because of one's ability to shoot a shotgun shell straight through the house from front to back. It was common years ago to find these homes built in many rows on small lots. The front door was commonly installed on the left or right side, with the doors to all of the interior rooms following suit, creating a hallway feel without the actual hallway itself. Floors were elevated to allow for air circulation and tin roofs and single or double-sash windows lent themselves to create a cooling effect. These homes were inexpensive to build, which explains their popularity in early times when a roof over one's head was a necessity on a slim budget.
 | Dogtrot Home |
The Dogtrot style is similar to the shotgun, but instead of a side "hall" the rooms are built on either side of an open central space. These homes are larger because the living space is almost double in comparison to the shotgun plan.Since the doors to each room opened on the dogtrot, cross ventilation was maximized...definitely a benefit in the South. I often think that the dogtrot may have been a precursor to the closed central hall "colonial" which featured a more elegant and upscale style but used a similar format as the dogtrot.
Either the shotgun or dogtrot styles could be replicated and modernized for today's lifestyle, especially for people interested in small scale homes and "greener" living. Next Month...
