Fall Is Definitely In The Air
As the weather forecasters are predicting plummeting temperatures this coming weekend it should be a great time for trick or treating on Friday! With expected high's from 69 - 75 degrees (plummeting temperatures?), it's the weather we've all been waiting for. Time to open the windows and let the fresh air in! It's also a great time to hit that "to-do" list. I've included a list (below) to get you ready for winter and keep your home is great shape.
Don't forget that we'll be turning the clocks back this weekend and don't forget to change the batteries in your smoke alarms and carbon monoxide detectors!

LOCAL HAPPENINGS Earlier this month, local members of the building industry from the CDBIA, MSBIA, CBIA and Lee Bia who are FHBA Directors met to discuss topics involving the construction industry in Florida. If it looks like alphabet soup, all those abbreviations represent the local building industry associations from Charlotte, Manasota, Collier and Lee. Our very own Charlotte-DeSoto Buiding Industry Association played host to the event.

As the heat of summer comes to a close, it is easy for us to enjoy the cooler temperatures and enjoy all the local outdoor activities. But, before you do that, don't forget to take the time for some Fall maintenance, inside and outside. Just like changing your smoke alarm batteries on an annual schedule, tips below should be put on your annual "Fall to do" list to keep your home in tip-top shape. Attics need ventilation year round. If you don't have a ridge vent, keep your gable vents open and use screening to keep critters out. Also, be sure to check your roof and look around the vents and skylights for leaks.
Clean the gutters and downspouts and be sure they drain away from your house. If you have a fireplace, your chimney should also be cleaned and checked for leaks.
Don't forget to replace your filters, which include air conditioner and range hood. Clean out your dryer vent and clear away any debris underneath. Make sure your AC/heating system is serviced each year.
Your refrigerator door should have an airtight seal. Close the door with a dollar bill half inside. If you can easily pull it out, your seal may need to be replaced or the latch may need to be adjusted. If your refrigerator has a coil back, be sure to vacuum it thoroughly.
Check all windows and doors for leaks. If your seals are damaged or missing, replace them. Also, check your house siding or paint for holes or cracks and, if needed, replace the caulk.
Your hot water heater should be drained and any sediment at the bottom of the tank removed. Also, be sure to keep all flammable materials and power equipment away from your hot water heater. If any of your water pipes are exposed to cold temperatures, be sure to insulate them.
To guard against fire, check your electrical outlets for frayed wires or loose plugs and make sure you have a fire extinguisher in an accessible place in your home. Inspect your smoke detectors and replace batteries, if needed.

Over the next few months we will be describing the features and influences that create specific styles that are popular here in SW Florida.
Florida Cracker Homes
For many of us, the thought of an old-Florida style home brings to mind a setting of an era gone by...a small, wood-frame home tucked under the shade of mossy oak trees, with rocking chairs on the porch draped in quilts for those chilly fall nights, and a shiny metal roof that reflects the sun like a beautiful crown. Walk through the front door and you are greeted to high ceilings and a straight, central hallway running from the front door to the back door of the home, allowing the breeze to flow through unobstructed.
These architectural masterpieces, also referred to as Florida Cracker homes, can be seen in small, historic towns or out-of-the-way places in abundance. Residents and visitors alike can enjoy them daily by walking through downtown Punta Gorda. Or take a day trip traveling inland on U.S. 17 through Arcadia, into Zolfo Springs, Wachula, and Fort Meade for some unique sightings.
Extremely popular in the 19th century, modern builders, such as myself, take great pride in using their influence in new home design and for remodeling existing historic style homes.

The condo being remodel for accessibility is almost finished. New tile floors have been installed throughout, as well as by-pass doors on the

master closet. Everything's been painted and the new kitchen is almost complete! The guest bath in the main hallway wasn't remodeled but we did  add a new single lever turn-on valve (replacing knobs) in the tub/shower and replaced the hinges on  the door with offset hinges, that allows the door to sit closer to the interior  wall gaining some needed space for wheelchair access. Sometimes it's the little things that make life easier. The passage to the  bedrooms (which is at the end of a narrow hallway) was increased by taking a bit of unused space from the guest room entry (on the right) and turning the master bedroom door on an angle. This creates a wider space for easier and more direct access to both bedrooms.

We've got two more homes started - both in Punta Gorda! The land has been cleared and we'll be pouring footings soon.
Along with the house we started last month, we're really keeping busy!
