Greetings!
October has been an interesting month for me.  Along with working on new residential projects, I've attended Chamber meetings (as the new President), Builder's Association meetings, met with the new Leadership Charlotte and Junior Leadership Charlotte classes, dropped in on Charlotte Assembly and attended a meeting of the Florida Home Builders Association in Tampa where my friend, Suzanne Graham completed her year as President and local members John Carlson (Core Construction) and Bill Truex (Charlotte County Commissioner and past CDBIA president) each received the prestigious Eagle Award.
What amazes me is that all of these people I have come in contact with over the past month are all committed to the betterment of Charlotte County and the businesses that service our local residents. They are constantly learning and actively involved in the County and the issues we face.They want to give back to the community, taking the time out of their busy lives and businesses to volunteer. And these are just the people in my small circle. There are many others in our community doing the same.
With the economy leveling, and the business environment improving, I think the efforts of all these people will help to move Charlotte County in a very positive way. The next time you see someone offering their services to volunteer, be sure to thank them. And, by the way, why not consider volunteering, too?

News Update:Local Homes Prices Moving Up...
All indicators point to the fact that local home prices are continuing to rise. In a recent Charlotte Sun article it was stated that "3rd quarter prices rose 21 percent as compared to the same quarter last year." The increase, combined with the reduction of inventory on the market, creates leverage for the sellers - a good time to sell - vs a quickly rising market for buyers.
We still have good value in Charlotte County as compared to the rest of the country, but if you're looking to buy an existing home, you'd better move quickly.
The other point to consider...with existing home prices rising, it may be time to compare with purchasing a new home. The benefits of new home construction often outweigh getting a "deal" on an older home. Monthly Home Owner Tip
Caulking & Weather Striping... Caulking windows and doors is one of those home maintenance items that is easy to do and inexpensive, but for the price and time involved it really does make a large impact on your heating and air conditioning bills.
Repairing caulk is not an annual project and can usually be done every few years. Check your doors and windows - if you feel air flowing into (or out of) the house, you'll definitely need to replace the caulk.
You'll need to prep and clean the surfaces before you begin. Existing caulk should be removed and the area wiped down with a damp cloth to remove any debris. Do not soak or pressure wash after removing the old caulk - water could enter the house through the unfilled openings. Make sure the surfaces are clean and dry before caulking.
Sometimes you may even see light gaps, particularly around doors. It may be that the original weather striping has come loose or deteriorated. Again, this is an easy fix and local hardware stores or home centers can help you select the best product for either project.
But don't wait too long. Fall is the perfect time to address these issues. The weather is dry and the air temperature is perfect for outdoor chores!

Jess & TJ - POPS at Edison
|
On October 12, Jess & I joined with friends to enjoy the 18th annual "POPS" at Edison outdoor musical event. This year's night out featured the Ultimate Rat Pack. It was a nostalgic tribute show for the songs and music of Frank Sinatra, Dean Martin and Sammy Davis, Jr.
It was a beautiful evening with great music and wonderful friends.

New Project
I'm working with new clients that had an interesting dilemma...they wanted to build a new larger home but didn't want to stay in rental housing for the length of time it was going to take to build their dream home. Part of the plan was to also build a guest house.
The answer...? Build the guest house first! They will be able to live there while we move forward on the plans and construction of their permanent home.
