Summer's here and the heat is on! The tropical rainy season has brought on waves of storms that brought a welcoming respite from the past few years of drought. But, now the humidity is climbing every day.
The best thing about living under these conditions is that we can escape to air conditioned homes and stores. Or, even better, head to the pool to cool off or to the shore for fishing and playing in the surf.

It's Time to Build!
Events are occurring in the market that are showing signs that new home construction prices will start to rise.
Last month we published information on the changes in Flood Insurance Rates and now we're seeing information that mortgage rates are starting to rise. In the June 28th edition of the Charlotte Sun an article quoted that rates "suddenly jumped from near-record lows"...to 4.46 percent (on 30 yr. fixed loans) according to a report from Freddie Mac.
Add to this the rising costs of materials and our local labor shortage, the only direction for new home construction prices is UP. While building materials shortages are not as high as in past years, they still exist for wallboard, framing lumber and plywood.
When these 3 events all come together they will increase the out of pocket expenses for new home buyers by thousands of dollars as well as increase monthly mortgage payments and overall lifetime cost of the mortgage.
If you've been thinking about building a new home and have been waiting for the best time...NOW may be the time for you to build!

Keeping Cool Inside
Energy efficiency is a top priority when electricity bills climb as high as the temperatures outside. Hopefully you've had your air conditioning system checked in the Spring. Repairmen are often busy in the Summer and you may have to sweat it out until your appointment if repairs are needed.
Ceiling fans provide an energy efficient way of circulating cool air. Dust them regularly and balance any wobbly blades by tightening loose screws. For additional energy efficiency, check windows and doors for air leaks and then seal with weather stripping or caulk as needed.
You're paying for the cool air, so take steps to be sure it's not escaping outdoors.

What's new with the Thornberry's...
 Staycations are nice every now and again...
although we didn't stay at home, we did spend an extended Fourth of July on one of Charlotte County's best barrier islands - Little Gasparilla Island! It is a paradise away but still in our own backyard.
Folks from other areas of the country pay to travel and enjoy the beauty of Charlotte County and as residents we often don't take the opportunity to enjoy our own community.
