Can you say "Filibuster"? I think that should be TJ Thornberrythe new forbidden word in Congress! Regardless of who you voted for, you have to be relieved that the election process is over.

 

I can say that I'm really surprised at the results for Congress and that most of the incumbents remain, given the low approval rating. Ok, that's all the politics I'm going to talk about since I want you to keep reading my newsletters!

We continue to feature the "craftsman style" home we are currently building on Harvey Street in downtown Punta Gorda. This month we have been busy both inside and out. As you can see, we have installed the insulation and the drywall is currently underway.

 

We opted to use "open cell" Icynene spray foam insulation under the roof deck. This allows for a "closed attic"...meaning it is non-vented and sealed from the outside air. The open cell has a high
"R-value" and blocks most of the radiant heat from coming through the roof deck. The R-value measures the resistance of heat through a given thickness of material.

 

We installed "closed cell" Icynene spray foam insulation under the floor system in the crawl space. Closed-cell means that the spray foam also acts as a vapor/moisture barrier protecting the sub-floor system as well as the finished wood floor inside the home. On the exterior of the walls, the owners opted for R-20 batt insulation for the exterior walls and gable ends.

 

All lumber around the perimeter and inside of the home was treated with BORA-CARE by Massey Services Inc. It is sprayed on the lumber from the floor to approx 36" high. The active ingredient is primarily borate mineral salt and is no more toxic than regular table salt. This product is effective for pre-treatment in new construction for termites, wood destroying insects, and remedial control of wood decay, fungi, and algae.

 

We have been very busy caulking and applying the finish paint on the outside. Caulking on this style home is vitally important since each joint between the siding and trim must be meticulously sealed prior to finish paint in order to avoid UV and moisture intrusion.

 

Nautilus Pools has added the brick coping and tile work in preparation for applying the inside pool finish and brick paver decking.

Washer/Dryer Maintenance

 

Your washer and dryer are two of the most routinely used, yet often the most neglected, appliances in your home. Leaky washer supply lines are one of the top reasons for insurance claims for water damage.

  

Supply lines should be inspected at least annually for corroded rubber o-rings and rusty or discolored connections. This is a good sign that they are leaking and/or will be leaking soon. An easy and inexpensive fix is to purchase Stainless Steel replacement hoses at any local home center or hardware store. They're easy to install yourself and will provide long term "insurance". Additionally, be sure to check the snugness of your washer's drain lines and look for discoloration.

 

For dryers, it is vital that you regularly clean your lint screen between each load but also inspect your dryer vent connections as often as possible.

Build-up of lint in the screen and the dryer vent tube can cause the dryer to over-work, over-heat, and eventually cause a serious fire hazard.

 

I recommend that at least once a year, you take apart your dryer vent and clean out as much visible and reachable lint as possible. If your dryer vents through your roof, have a quality HVAC company such as Birch's Air Conditioning & Heating, Inc come to your home and perform a dryer duct cleaning by running a specialized brush with a vacuum through your duct-work.

We recently participated in the "virtual" Parade of  

Homes at the Event Center in downtown Punta Gorda. Traditionally, builders in the Parade of Homes would enter their model homes to compete for the best model in their price category.

 

Over the past few years, since the housing bubble burst, the Parade has been put on the shelf due to the lack of builders with physical models.

This year, the Charlotte/Desoto Building Industry Association has re-birthed the Parade by making it "expo style" at the Event Center...enabling builders, like myself, to enter a virtual model (as well as local builders who have physical models) to showcase their businesses.
