After my last newsletter's opus on property tax re-assessment, I'll keep it lighter this month. Of course all the usual monthly reports and info are included.
The roller coaster sales market continues. In October, historically a sluggish sales month - particularly for oceanfront condo sales - I worked out 10 new contracts in a total of 9 different oceanfront buildings, from $58K to the upper $600s. Numerous other agents I've talked to reported the same surge in activity. Note that the sales won't show up in any reports until these close in another month or too.
Although the market has been unpredictable of late, normally, November, December and early January provide some of the best purchase opportunities of the year. On the flip side, listing inventory in many of the more popular developments is currently very thin so it might be a good time to sell as well. Let me know if I can help with either.
You should have received your real estate property tax bill from the county by now. If you question the fair market value, check our Closed Sales Lists for comparable sales or contact us for assistance. Now for some fun local news.
The numbers bear out what I have observed and mentioned a few times in recent months - The fall tourism season has been HUGE! According to an article in this week's Sun News,
"From Sept. 7 through Oct. 18, an average 69.5 percent of hotels, condotels and campsites were occupied along the Grand Strand, up 8.7 occupancy points or 14.3 percent over the same six-week period last year, according to CCU. And last fall was a busy one, too... The weather helped again this fall, and leaders also credit the beefed-up "60 More Days of Summer" ad campaign, which touted the beach as an ideal place to visit in the fall because of the still-warm weather, as well as the lower lodging rates and fewer crowds than during the peak summer season."

The football team at Coastal Carolina University (CCU), our local college, is now ranked No. 1 for the first time in its history. The fast-growing university competes in the 124-member FCS, formerly known as Division I-AA. CCU took a big gamble 3 years ago in choosing Joe Moglia over dozens of applicants as its new head coach. Although he had significant coaching experience during a long and amazingly diverse career, he was most well-known for his previous job - CEO of TD Ameritrade - one of the largest online discount brokerage firms in the world. In fact, he is still Chairman. Apparently, he is also a pretty darn good football coach. Here is a link to the article, "Coastal Carolina football team attains its first No. 1 ranking".
