Greetings from Myrtle Beach,


This is a real estate property tax re-assessment year for Horry County. These are conducted every 5 years. The county's assessors have spent a good part of 2014 re-evaluating all of the property values in the county (although 2014 sales don't count - See enclosed article for explanation!). This is a huge project and I wouldn't wish it on anyone, especially with the roller coaster ride that property values have taken in recent years. Check out "Horry County 5-Year Re-Assessment Overview" for my take on this process, the results, and how my Beach Pro Team and I might be able to help you. The Reassessment article also includes a detailed overview of our property tax process as well as contact info for the local county taxing departments. You might be surprised at some of the unusual procedures.


A new feature has been added to my website ( ) which you also might find useful, particularly if you currently own in our area. The Beach Pro Team currently publishes a total of 39 different versions of this newsletter - the general one and 38 additional versions which are tailored for specific developments or geographic areas along the Grand Strand. Each month's tailored edition includes a monthly closed sales report and an up-to-date spreadsheet of current listings (and links to details of these listings) for the covered area or resort. You may find that one of more of these is just what you need to keep up with the market for your own property or the values in a development in which you would like to own! By the way, if you read last month's newsletter, I called this year's real estate sales a "knuckleball" market with sales moving forward but with the pace of sales activity fluttering all over the place with little regard for normal historical seasonal patterns. Over the past 8 days, I've received 6 offers on oceanfront condos - in what is normally one of the slower times of the year. Go figure!

Horry County 5-Year Reassessment Overview

Every 5 years, per state law, Horry County reassesses the values of all properties in the county. In the article below, I will attempt to give you an overview of the reassessment as well as the county's property taxing procedure in general. My comments borrow liberally from the official Horry County website. At the bottom of this article and under the heading for this article in the September 2014 Real Estate News there are links to the county's Assessor's Office website, Treasurer's website, as well as to several recent news articles about the reassessment.
