Greetings from Myrtle Beach,

After last year's "Little Ice Age", it's nice to have a normal spring - sunshine, temps in the 80s, lots of people on the beaches and golf courses. Sales activity for oceanfront condos, on the other hand, has been a little cooler. Per the market reports in this newsletter, the number of overall closed condo sales was down about 6 % for the Grand Strand for the first 3 months of 2014. According to my own research, new contracts for oceanfront condos are down over 10% YTD compared to 2014. Is the market collapsing again? Is it time to panic? No, in fact, I think we are now enjoying a "normal" real estate market for the first time since 2002. I do think, however, that many buyers and sellers are missing opportunities because they have not adjusted to this shift. For my take on this and lots more interesting stats, check out "Making the Most of the New Stable Market".

Many of my readers are aware that my team and I currently publish about 20 versions of this newsletter. The general version is the "Myrtle Beach Real Estate News". We also publish versions which focus on specific developments such as Dunes Village, The Caribbean Resort, and North Beach Towers, to name a few. These newsletters contain the same general market reports, best buy picks and articles as the main newsletters but they also contain monthly reports on the sales and listings within the particular developments. We will be adding additional "Real Estate News" for more developments as well as for several geographical areas over the next few months. If you own on the Grand Strand or if you are interested in a particular building or area, you may want to sign up for the version that is the best fit for you. You can even sign up for as many as you want! For more info on this as well as info on how to sign up for one or more of these special editions, see the article below, "Choose Your Real Estate News".

As I mentioned in the Intro, several segments of our market have cooled off a bit this year - at least in the number of transactions. Condo sales in general have been down - oceanfront condo sales even more. The re-sale market for single family homes has been off as well according to every agent I've talked to. In short, the sales pace for all general brokerage real estate (including any and all re-sales) is slower this year. By contrast, new homes (single family) are flying off the shelf.
