Greetings from Myrtle Beach,

 

After last year's "Little Ice Age", it's nice to have a normal spring - sunshine, temps in the 80s, lots of people on the beaches and golf courses. Sales activity for oceanfront condos, on the other hand, has been a little cooler. Per the market reports in this newsletter, the number of overall closed condo sales was down about 6 % for the Grand Strand for the first 3 months of 2014. According to my own research, new contracts for oceanfront condos are down over 10% YTD compared to 2014. Is the market collapsing again? Is it time to panic? No, in fact, I think we are now enjoying a "normal" real estate market for the first time since 2002. I do think, however, that many buyers and sellers are missing opportunities because they have not adjusted to this shift. Many of my readers are aware that my team and I currently publish about 20 versions of this newsletter. The general version is the "Myrtle Beach Real Estate News". Making the Most of the New Stable Market

As I mentioned in the Intro, several segments of our market have cooled off a bit this year - at least in the number of transactions. Condo sales in general have been down - oceanfront condo sales even more. The re-sale market for single family homes has been off as well according to every agent I've talked to. In short, the sales pace for all general brokerage real estate (including any and all re-sales) is slower this year. By contrast, new homes (single family) are flying off the shelf.
