Happy New Year from Myrtle Beach!
Once again, the year is starting out with a bang. I always think I'll have at least a couple of weeks to get in the swing of things before sales activity picks up and every year I get blindsided. I was out with clients looking at oceanfront properties 5 of the first 7 days of January - including New Year's Day! It's a sign of the times - buyers are buying and sellers are selling. I trot out this same old chart every year but take a look at just how fast sales activity picks up between December and January. Seasonal Sales Pace by Month. There's a sense of optimism in the air on the Grand Strand that I haven't experienced in quite some time - a feeling that this is the year that we resume the normal pace of growth and prosperity that this area had become accustomed to prior to the "Great Recession". New businesses are opening, rental incomes are increasing, new subdivisions are booming, and new developments are being launched.
But the good times are not evenly spread out. Some developments are increasing sharply in value while others are flat-lining. I know I've mentioned this subject in several previous newsletters but it's a great time to re-assess whether or not you should be buying, selling or re-arranging. If you are looking to buy in the area for the first time, you will want to take full advantage of the market conditions. If you already own, the best course of action depends on your personal and financial scenarios and your particular property or properties.
