Greetings from Myrtle Beach,


This is a "double newsletter" to get me back on track after missing my March newsletter (and running late on the April edition). It contains all the market reports for February and March plus several new articles.


The main reason I missed the last newsletter was that I was just crazy busy. My overall sales pace has been well ahead of last year's and I had the good fortune to find myself overseeing more than 20 pending sales at once during most of the last two months.


There are still great opportunities at the handful of remaining resorts selling developer-owned condos at discounted prices - but they aren't going to last much longer and the prices are going up. Note that almost all of the condos I wrote about in my July 2012 article, "Developer Inventory Disappearing Fast" (link to article) have now either been sold or are permanently off the market for other reasons so check out the article below if you want to take advantage of these before it's too late.


While the number of developer-owned opportunities has been dwindling, the number of high quality new construction offerings at excellent prices has been increasing. There's too much activity in the primary residential market (detached homes) to list in this newsletter so I've focused on a few of the most attractive new resort-style properties. Info below.


Finally, the long-promised new version of my website has been activated. It's better organized and easier to navigate than before and there are several new features - including an updated and improved version of my "Grand Strand Condo Encyclopedia", a popular and useful resource which was lost when my original website crashed a few years ago. There are still some pieces missing and of course the website will continue to grow and evolve in the coming months. I'll cover this in more detail in a future newsletter. Developer-Owned Condos: A Few Good Ones Left

Of the thousands of condos that buyers never closed on after the bottom fell out of the real estate market, only a few are still unsold. These are available at prices far below the original asking prices and way under re-building costs. They're great buys but time is running out to take advantage of these opportunities. Here are my picks for the best of the remaining developer-owned condos.

Dunes Village Resort Phase II: Spectacular amenities and rental incomes. Thirty thousand Sq Ft indoor water park. Completed 2007. Oceanfront. Upscale area on the north end of the city of Myrtle Beach. Efficiencies, 1BRs, 2BRs, 3BRs, 4BRs. Prices from the $130s to the mid $400s. Dunes Village Information 


Prince Resort Phase II: Impressive resort in the Cherry Grove section of North Myrtle Beach. Completed 2007. Phase I is direct oceanfront and Phase II(location of the developer-owned condos) is across the street from the ocean. All of the condos are on higher floors and there is nothing to obstruct the view on the oceanfront so the views are comparable to oceanfront views. The two phases operate as one so owners have access to oceanfront amenities as well. Super prices - roomy 2BR condos in the $160s, 3BRs in the $220s. Special financing available as well. North Beach Towers: Luxury oceanfront development in the Windy Hill section of North Myrtle Beach. AAA Four Diamond rated resort. 3 acre oceanfront pool area, world-class spa, exceptional rentals, fixed rate conventional financing. There are still some developer-owned condos left but the selection is limited. All the 1BRs have sold but a few 2BRs and 3BRs are left. Quite a few of the large 4BR and 5BR condos left. 2BRs from the low $500s, 3 BRs from the low $600s, 4 and 5 BR condos from the $900s. North Beach Towers Information


Tilghman Beach and Golf: Upscale high rise condo development in the Tilghman Beach section of North Myrtle Beach. Completed 2007. The building is across the street from the ocean but the first 4 levels are a parking deck and the buildings across the street are low rises so all of the condos on the ocean side of the building are 5th floor or above and all have nice ocean views. Condos on the back side of the building have lake and golf course views. The entrances to all of the condos are enclosed in a beautiful climate controlled atrium. Superior amenities. Good rentals. Special financing available. Ocean view 3BR3BA condos from the mid $200s and lake/golf view 3BR3BA condos from the $190s.  Tilghman Beach & Golf Information 


The Pointe: Luxury residential high-rise with views of the Dunes Golf Course and the ocean. Located a few blocks off the beach in the Arcadian section between Myrtle Beach and North Myrtle Beach. Completed 2008. House-sized condos - 3000 heated square feet. Amazing amenities and ambience. One of the very few condo developments truly designed for permanent residents. Only 4 developer-owned condos left. From the mid $500s.  The Pointe Information  

New Construction and Pre-Construction Offerings


Now that the most of the condos and houses that were built during the boom but not closed on have been cleared out, the developers and builders have turned their attention to new projects. As a result of drastically increased sales activity, numerous residential subdivisions have ramped up their construction schedules. There are a number of interesting new resort offerings as well although nothing on the oceanfront yet. Here are a few of my favorites. All are high quality, well- priced and close to the beach and other attractions.
