An Arlington County house spent an average of 29 days on the market in October 2013. Compare that to 47 days in October 2012, a more than 38% drop. That essentially means we are still very much in the midst of a strong seller's market, because inventory continues to be very low. The second chart details the average price for sold homes. In October 2013, the average was $601,307. In 2012 the average price was $551,092, representing a 9.11% increase.
 
 
Montgomery County Program for Residents 
If you are a resident of Montgomery County, MD and are having difficulties paying your condominium fees, real estate taxes etc. Home Savers can provide some assistance.  Home Savers is operated by a nonprofit organization, the Asian American Homeownership Counseling (AAHC), and is approved by the Department of Housing and Urban Development. In addition to providing assistance in negotiating loan modifications with a resident's mortgage lender, 
AACH offers an interest free, micro-loan up to $4,000 for eligible county residents. There are a number of conditions and criteria that need to be met in order to be provided assistance by AACH. For more information on this very worthwhile program go to www.aahc.org or call 301-760-7636.

What CONVEYS and What doesn't when you purchase a home?
Does not convey generally means that the listed items are not included in the sale of the property.  Another way to think about conveyances is to ask, what is considered part of the house - like a window- and what is considered the seller's personal property - like a table?

A good rule of thumb to use is that anything that moves will be taken by the owners. There are times there are questions and even disagreements about various items including chandeliers & other light fixtures, porch swings & furniture and even appliances.  Better to be safe than sorry. Make sure to have a detailed list of what you want conveyed or not, from the start. It will save you all kinds of drama down the road.

The upcoming holiday season is a special time for family gatherings, holiday parties, buying gifts for friends &  family, and donating to needy organizations. It is also a terrific time to house hunt or sell your home.

 

People mistakenly think the holiday season is not a good time to put their  home on the market. Actually it could be the best time since often times the people house hunting now are more than likely very serious buyers.  
 
For buyers there might be less to choose from but there is also less competition. This Spring we saw multiple offers galore because of the low inventory.  During the holidays the competition will be less. Something to think about!
 

Also consider giving your family & friends a special holiday gift! Refer them to an real estate professional who cares, has tons of energy and will do a good job, ME!
