An Arlington County house spent an average of 29 days on the market in October 2013. Compare that to 47 days in October 2012, a more than 38% drop. That essentially means we are still very much in the midst of a strong seller's market, because inventory continues to be very low. The second chart details the average price for sold homes. In October 2013, the average was $601,307. In 2012 the average price was $551,092, representing a 9.11% increase.

Donnan & Sarah Becker - November 2013
Fairlington Condo in Arlington, VA
We were extremely lucky to have Natalie Roy assist us with the purchase of our first home! She is very professional and worked tirelessly on our behalf every step of the way. Her extensive knowledge of Arlington and energetic approach helped navigate us through the trial and tribulations of first time home buying jitters. Natalie listened well and was attentive to our needs. We never felt rushed, nor were her opinions about each home we viewed anything less than 100% sincere. We would not hesitate to recommend her to any of our family and friends who are in the market for a home or investment property in the DC area. She is the BEST!
Payal & Milind Shah - October 2013

Townhome in Silver Spring, MD
We were in a time crunch to find a nice townhome to rent, large enough for our family of four and close enough to work and family. We gave Natalie our home and location wish list and she helped us find the perfect spot in Silver Spring, Maryland!  She showed us a wide range of properties in a short time frame, skillfully negotiated with the listing agent, and worked hard for us throughout the process. If time is of the essence, and even if it is not, Natalie Roy is the real estate agent to call!

Apartment in Pentagon City, Arlington, VA

As a service member, I can attest that frequent moves with accelerated timelines and strict budgets are commonplace, and that finding the right real estate agent is critical. Natalie Roy IS that agent. Her attention to detail, unparalleled work ethic, and outstanding professionalism made finding my new apartment quick and easy, and resulted in my seamless transition from Germany to the D.C. metro. I provide my highest recommendation.

Diane Regas & Dan Lashof - June 2013
Home in Lyon Park, Arlington, VA
Natalie Roy is a top notch Keller Williams agent who knows Arlington neighborhoods cold. We had moved out of the area and needed an agent who could be trusted to work directly with contractors for needed repairs and sprucing up, to get our house ready for market. She did an outstanding job! Throughout the process she provided valuable guidance and advice which resulted in us receiving top dollar for our home. If you want a hard working agent who will work 24/7 for you, call Natalie Roy!

What CONVEYS and What doesn't when you purchase a home?
Does not convey generally means that the listed items are not included in the sale of the property.  Another way to think about conveyances is to ask, what is considered part of the house - like a window- and what is considered the seller's personal property - like a table?

A good rule of thumb to use is that anything that moves will be taken by the owners. There are times there are questions and even disagreements about various items including chandeliers & other light fixtures, porch swings & furniture and even appliances.  Better to be safe than sorry. Make sure to have a detailed list of what you want conveyed or not, from the start. It will save you all kinds of drama down the road.

Remember call me if you want to house hunt on a bike! It is eco-friendly, fun and one of the best ways to get to know a community!

The upcoming holiday season is a special time for family gatherings, holiday parties, buying gifts for friends &  family, and donating to needy organizations. It is also a terrific time to house hunt or sell your home.

People mistakenly think the holiday season is not a good time to put their  home on the market. Actually it could be the best time since often times the people house hunting now are more than likely very serious buyers.
For buyers there might be less to choose from but there is also less competition. This Spring we saw multiple offers galore because of the low inventory.  During the holidays the competition will be less. Something to think about!

Also consider giving your family & friends a special holiday gift! Refer them to an real estate professional who cares, has tons of energy and will do a good job, ME!
