Good day to all! Well the Summer just passed by so quickly and now it is time to get our homes ready for winter!
I was sent a home maintenance checklist by Bershire Hathaway HomeServices, that I thought usefull for all of you and have included it in this issue to help you get ready for the winter weather.
Also included is an article on weatherizing your home for the winter and a reference about energy efficiency. I also received wonderful tips and recommendations from 3 of our CCLT homeowners which will be useful to many of you and also made me very happy. Hope you enjoy the tips and recommendations. Maintain Your Home with This Handy Checklist
It's that time of year again! Fall is the perfect time to do your annual home maintenance. The following list will help you protect what is probably your most valuable investment from the damaging effects of weather, wear and tear, and general mishaps.
Fire Safety: - Test smoke and carbon monoxide detectors. - Replace batteries a minimum of twice a year. - Check and/or replace fire extinguishers. - Clear lint traps, hood vents and fans. - Clean and inspect chimney.
Weatherproofing: - Check for leaks around windows and doors. - Fill any cracks or gaps. - Upgrade insulation to improve heating and cooling efficiency. - Add or replace weatherstripping.
Inspect Building Exterior: - Check roof for leaks, especially around vents, skylights and chimneys. - Power-wash exterior, noting the condition of siding. - Inspect landscaping, paying attention to low spots or signs of pooling water. - Clean gutters and downspouts.
Check for Damage: - Deal with any pests in basements and attics. - Inspect foundation and fill any cracks with epoxy. - Check for dampness and for signs of mold and mildew. - Assess and/or remove any dead or severely damaged trees.
Annual Servicing: - Inspect and service hot water tank. - Test faucets, and change washers and screens. - Clean and replace HVAC system filters. - Service HVAC system. - Check outlets and replace light bulbs.

Energy Efficiency/Weatherization/Making Cleaning Products

Well its that time of year again were we get together for the Weatherization/Energy Efficiency and this year we have added another component - Making Your Own Cleaning Products.
We will have weatherization kits to give out to all the participants that attend the workshop and you will get a chance to make your own earth friendly cleaning products to take home with you.
The workshop has been scheduled for Wednesday, November 5 from 6 p.m. to 7:30p.m. at City Hall, 10th Floor, Conference Room 1003A.

We will recap the workshop next month - but since the weather has started getting cooler I decided that I would go ahead and give you some tips on weatherization and energy efficiency in this issue. So here we go!
By weatherizing your home not only will you save money by keeping the warmth inside your home but you will also have a much cozier and comfortable home to come to after a hard day at work.
Seal It Up:
Add weather-stripping to your doors. This will help keep cold air from coming in and the valuable warm air from going out.
Apply Film To Windows:
By applying film to the windows, you will be adding another layer of insulation.
Lower Your Thermostat:
You can save as much as 10 percent a year on your heating bills by simply turning your thermostat back 10 to 15 percent for eight hours every day.
Check Your Air Filters:
A clogged filter on your heating unit restricts air flow and forces your unit to work harder, using more energy

He talked to me about audits that are performed for homeowners and even condo owners at a low cost to find out how you can make your home/condo more energy efficient. Programs to Assist Homeowners
|
H.O.M.E Program: This program helps senior homeowners who meet income and home value qualifications to rehab their homes in order meet local housing codes and standards. Homeowners in Kane and DeKalb counties, may be eligible for the program's interest free, deferred loans to rehab their homes. Community Contacts, Inc., a not-for-profit social service agency, will assist with this program by inspecting the property, writing the work order, bidding the job, supervising the contractors, inspecting the job sites and handling the paperwork. The Department of Planning and Development offers two programs:

This month we asked you all to share your tips, advice, and experiences in weatherizing your home to keep the heat out in the Summer and keep the heat in, in the Winter!
Susan Gaspar has shared the following very useful tips.
Weather Prep and Energy Saving Home Tips
As a condo owner, I do not face many of the weather-proofing challenges that single-family house owners do. But there are things that help save energy in the home, and most of them are inexpensive and simple to do.

My condo has huge windows that extend from the ceiling almost to the floor. This is wonderful for natural light, but can be drafty in winter and hot in
summer. I have found that insulated drapes are a huge help. They have a special backing that keeps extreme temps at bay and can make a big difference in the temperature of the room all year long.
And since my windows are very modern with steel frames and not the traditional double-hung style, I have
found that regular weather-stripping kits do not work for me once the weather turns cold. Instead, I use window caulking cord. It looks like thin strips of rope, and is slightly sticky. Mortite makes a version that works well. It seals small cracks around window frames no matter the style or material: wood, metal, fiberglass, etc.
Another draft issue comes with the large sliding glass doors that lead to the balcony. I purchased draft guards to use at the bottom where the door meets the floor, and another weather stripping piece that seals the seam where the doors slide. (See images for clarification.)

I have also found that a programmable thermostat can be a big money-saver. You can set the thermostat to the temperature you like when you are at home, and raise or lower it to save money when you are away or asleep. And to assist with air flow all year round (to move either hot or cold air depending on the season), it works well to place fans around the home. They don't have to be big or fancy, but I like the models with timers so that you can program them to shut off after a few hours.
My last tip is to keep your HVAC system clean and maintained. Whether you have central heat and air conditioning, a forced air furnace or radiators, your system and equipment will work best if you have it checked twice a year - spring and fall is usually best, to prepare for summer and winter.
______________________________ We also received very good information from Jon McNeeley who states:
With a unit as new as mine (2007 construction) my HVAC unit is pretty new and still very efficient by today's standards. I don't really do anything special at the moment to weatherize the unit because the windows in my living room and bedroom are almost floor to ceiling, but thankfully double paned. Last winter was so harsh that ice did form on the inside of the aluminum trim when it got past 20 below zero. I read an article about checking the seal on double paned windows last year when the freezing happened. My seals all still seemed to be intact, because if a seal is broken the windows tend to fog up when the outside temperature gets below freezing.
Before when I used to rent, most of the buildings were older and only had single pane windows, so I would need to buy those window installation weatherization kits and they did a decent job of plateauing my gas/electric bills. Even if it really didn't look the best. Also I live on the 5th floor, so I generally benefit from the heat rising from the other units (although in the summer, this is not a benefit as our hallway is sweltering). I did a quick check over the last weekend to make sure that my heat system is working properly, which is important to do in order not to be unpleasantly surprised when winter hits.
Last fall I installed a humidifier that works with my HVAC system. Without it the static in my unit becomes unbearable. All those metal corner beads in the drywall would zap me without it. I do need to make sure the hose linked to the water line of my humidifier is clean, and I will do that before I start that feature up again this winter.
My favorite feature I bought for energy efficiency is my Nest Thermostat. The Nest is more expensive than a typical thermostat, but it usually pays for itself within a summer or winter season. Below is an article where someone went through the trouble of comparing the efficiency of the Nest Thermostate Energy Savings Report from a previous year without it.

Covering the frame inside of the plates of the electrical outlets with insulation from the hardware store helps keep out the cold drafts. The frame of the outlet has to be unscrewed and then the pre-cut insulation gets placed around the outlet.

CCLT Spotlight: Board Member
Aruguete
|
Ms. Aruguete has served as the Chief Executive Officer of Bickerdike Redevelopment Corporation for the past nineteen years. In this capacity, she supervises operations for this 47-year-old award-winning nonprofit community development corporation dedicated to community controlled development, the preservation and management of affordable housing, economic development centered on job creation, comprehensive community planning and engagement, and the development of community leaders. Ms. Aruguete manages corporate, subsidiary and affiliate business operations of approximately $40 million annually and oversees the work of 75 staff members who carry out Bickerdike's mission. This work has included: the development of 1,227 housing units, including 154 single family homes, with an additional 123 units under development; resident-involved property management of 1,022 rental and cooperative housing units; management of over 60,000 square ft. of commercial space across seven sites; the performance of minor repairs in over 700 households; the development of hundreds of jobs for community residents; and the development of hundreds of community leaders. Bickerdike is also the lead agency for the Humboldt Park New Communities Program, actively engaging 70 neighborhood organizations and institutions in the successful implementation of over 100 wide ranging community development initiatives.
Ms. Aruguete also oversees the work of Humboldt Construction Company, a 33-year-old wholly-owned subsidiary of Bickerdike. Humboldt Construction Company's central goal is job creation for local residents, with over 100 area residents having been trained and placed into skilled trade union jobs. The company provides general contracting services and quality construction through a team of approximately 20 carpenters who are members of the Carpenters Union Local 13.
For seventeen years, Ms. Aruguete has been an active Board member of the Chicago Rehab Network where she currently serves as board President. In this role she provides citywide leadership in efforts to ensure effective policy, capacity and resources for affordable housing and community development in Chicago.
Ms. Aruguete was appointed to the national Enterprise Community Partners Leadership Council in late 2006, where she actively participates in shaping national community development priorities.
Ms. Aruguete has served on the Federal Home Loan Bank of Chicago's Community Investment Advisory Council since 2009. She was appointed by Mayor Richard Daley to the Board of Directors of the Chicago Community Land Trust in 2006 and reappointed by Mayor Rahm Emanual in 2012, where she also serves as Chair of the Projects Committee.
In May 2009 Ms. Aruguete was presented with the 40 Who've Made A Difference Award by Business and Professional People for the Public Interest. In December 2002 she was presented with the Tom Gobby Award for Neighborhood Leadership by LaSalle Bank.
Ms. Aruguete has been active in the nonprofit sector for over 25 years. Her work at Bickerdike builds upon her background in community organizing and economic development. Her experience is enriched by six years of teaching at the University of Illinois at Chicago in the Urban Developers Program of the College of Urban Planning and Policy Administration. Prior to this, she taught for two years at the University of Wisconsin-Madison. Ms. Aruguete received her Masters Degree from the University of Wisconsin-Madison. She also holds two Bachelor degrees, a Certificate in Non-Profit Management from Roosevelt University, and an Illinois Real Estate Managing Broker License.

Q: Since when have you been involved with the CCLT?
A: I have been involved with the CCLT since 2006.
Q: What motivates you to continue to work with the CCLT?
A: I believe that the CCLT is an important vehicle to ensure the long term availability of affordable homeownership opportunities, and plays an important role in helping homeowners be successful in their homes. The CCLT offers helpful assistance and valuable information and resources to homeowners, and connects interested CCLT homeowners to one another, fostering a sense of community and connectedness. The positive impact of this work is what keeps me actively engaged with the CCLT.

A: First and foremost, enjoy your home! Tell your story. Keep the faith when stuff happens! And, don't hesitate to take advantage of the information and assistance offered by the CCLT!
