On 5/7 the planet Mercury reaches its greatest eastern elongation from the Sun, this is the best time for viewing, look for the planet low in the western sky just after sunset. On 5/23, Saturn at opposition will be at its closest approach to Earth and its face will be fully illuminated by the Sun. It will be brighter than any other time of the year and visible all night long. A medium-sized or larger telescope will allow you to see Saturn's rings and a few of its brightest moons.

Spring Cleaning For Your Insurance Policies:

Update What You Need, Eliminate What You Don't
Spring may be the traditional time of year for cleaning out closets and drawers and organizing attics, but it is also a great time to review your insurance coverages. As your life changes, so do your insurance needs, take the time to read your policies and ask yourself the following key questions:
- Do I have enough coverage for expensive items?
Have you acquired jewelry, artwork or other collectibles since your last policy review? Had your valuables appraised? Made or updated your home inventory? Standard homeowners polices have dollar limits for the theft of certain expensive items like jewelry, furs and silverware. This means that you are covered only for a specific dollar amount, generally just $1000-$2000. Consider a special personal property endorsement or floater to insure your possessions to their full dollar value. This coverage includes "accidental disappearance" if you loose an item-- and there is no deductible. As values are based on appraised value, it is important to have periodic reappraisals done to be sure that you have the amount of coverage needed in case of a loss. - Is my home covered for its rebuilding cost?
If you have made major improvements to your home such as adding a new room, enclosing a porch or expanding a kitchen or bathroom, you may be underinsured. Do you have a separate flood insurance policy? Now is a good time to determine if your home is in a flood risk zone at: FloodSmart.gov.
- Do I need comprehensive / collision on my car?
If you are driving an older car that is worth less than $1000- or less than 10 times the insurance premium-the optional coverages may no longer be cost-effective. You can save money on your premium by dropping either comprehensive or collision.
- Have I enough liability insurance to fully protect my assets?
Standard homeowners and auto policies liability coverage, pay for judgments against you and your legal fees up to a set limit in the policy. However, in our litigious society, you may want additional protection. An umbrella policy kicks in when you reach the limit of the underlying coverage of your homeowners, renters, condo or auto policy. - What kind of a vacation will I be taking this year?

Rental Property Insurance:

For the Long & Short Term
There are many reasons why you may want to rent out your home on either a short- or long-term basis. Having the proper coverage for your property depends on the type of rental you set-up.
Short-Term / Primary Home:
If you are planning to rent out all or part of your primary residence for a short period of time, for instance, a week or several weekends, there will likely be two insurance scenarios.
- Some homeowners policies cover a short-term rental, others require an endorsement to provide coverage.
- If you plan to rent out your primary residence for short periods, but on a regular basis, to various 'guests', this activity constitutes a business. Standard homeowners insurance policies do not provide coverage for business activities conducted in the home. To be properly covered you will need a business policy-- specifically a hotel or B & B policy.
Long-Term / Second Home:
If you are planning to rent out your home for a longer period of time, such as six months or a year, to one person, couple or a family, you will likely need a landlord or rental dwelling policy. Landlord policies generally cost about 25% more than a standard homeowners policy because landlords need more protection than a typical homeowner. If you are renting out a vacation home or investment property, this would also require a landlord or rental dwelling policy.
Landlord Policies provide coverage for any physical damage to the structure of the home caused by fire, lightning, wind, hail, ice, snow or other covered perils. It also offers covers personal property you leave on-site for maintenance or tenant use, like appliances, lawnmowers and snow blowers. The policy also includes liability coverage; if a tenant or one of their guests gets hurt on the property, including legal fees, due to injury claims, and medical expenses. Additionally, most landlord policies provide coverage for loss of rental income if you are not able to rent the property while it is being repaired or rebuilt due to damage from a covered loss. This coverage is for a specific period of time.
Renters Insurance:
As the landlord, your coverage is only on the structure itself and your financial interest in it. Your tenant's personal possessions are not covered under your policy. In order to avoid disputes in the event of damage to the renter's belongings, many landlords require a tenant to buy renters insurance before signing a lease.
